Or he could at least set aside the same "premium payment" every month in an investment account and essentially self insure. But how many have the actual steadfast will to do that?

Everyone I know that owns a home has federal flood insurance AND homeowners insurance.

Not having both and living in SE Louisiana is idiotic on every level.

Careful now...I defense insureds too. That means you, when you are in trouble. No one ever complains when I’m the bad guy stepping in to shield them from a bullet in the lawsuit and holding their hand the entire way when they are scared some bs claim will ruin them financially.

I have a friend who is the claims investigator for a large insurance company that represents cities, counties and PDs.

He’s a really great guy, but in some ways I hate and and some ways I love him.

He’s had to square off against Lee Merrit (who I don’t care for, but think he’s had some good points) and Ben Crump (who I really, really don’t like.)

In some situations he’s doing things like trying to make sure Alton Sterling’s family isn’t getting paid. In another situation he’s looking at the evidence to approve that Walter Scott’s family does. Not saying he worked either of those cases, but an example of what he does.

He has been involved with some high profile cases in that vain.

Not carrying homeowners is ridiculous. I do not carry flood but my house sits atop a hill at 115’ above sea level.

Agree with OP, except I plan to keep flood and a fire/liability only policy. Not buying storm coverage.

I subcontract as an independent party for Insurance companies to be fair for both parties. I see every type of homeowner loss, except liability. you made the right choice....

This can't be real. You can't be successful enough to pay your house off in 15 years but still dumb enough to not insure your primary residence. I can only assume you have enough money squirreled away to fully cover your entire structure and contents in the event of a total loss, as well as any potential liability exposures for damages and legal fees you could have when someone decides to sue you when they step in a hole or trip on your sidewalk.

Did you also have your inspector certify that your house is immune to lightning strikes? Did he break down every electrical appliance in the house and guarantee that nothing will ever short out while you are at the grocery store? Thats amazing.

How many people flooded in 2016 that had never flooded before besides virtually all of them?

I hope you live alone because if not I feel bad for your family who is living with no protection.

I am 68 and have owned 3 different houses along theway. To not have insurance on your home is asinine. I never needed to file a claim but it keeps the worries away. Imagine driving up to your smoldering home’s remains and thinking, “frick, It’s all gone!” Shop for the cheapest if necessary. .

Lets say the home replacement cost is 300,000. Annual premium is 2,000. It would take 150 years (without interest) to save the 300,000 to rebuild.

Insurance is all about risk transfer. If you can handle the risk yourself, ok. The vast majority of people cannot.
