It’s sucks in a way but to be honest, it helps keep the trash away from nice neighborhood.

So, in a way, it’s like paying for your own neighborhood look.

That way it’s obvious when “those that dont belong” venture into the neighborhood

There is a lot of terrible federal policy that's built with good intentions. That's one of them. Once they started, the lawyers and politicians made sure that they stuck around as long as possible.

I heard stories in Memphis of families with 3 kids going to entirely different opposite sides of town when they first attempted to integrate. Hard to imagine you going to a school 15 miles away, then your little sister being assigned to a school 10 miles in the opposite direction....while there is a school within walking distance to your house.

Memphis's robust network of private schools started because of that crap. Their public schools never recovered.

How long is the commute to downtown from there?

Most higher level white collar jobs are going to require 50+ hours a week but we’ll go with 50 and a one hour commute each way. That’s 12 hours a day commuting and working so assuming 8 hours of sleep you have 4 free hours a day. I couldn’t live that way.

That particular house is sitting in a area that is not typical Southdowns, there are several million dollar+ homes around it, and I think a couple more have been built recently, so $500K for the lot does not seem out of line for the location.

My house in SD cost 220,000 in 2011. It appraises for 340,000 now. Complete, blind luck on my part

This bubble is on its last leg. Nearly every house for sale in BR in higher demand hoods has been reduced in price several times.

Traffic has to be playing a factor. It seems like it just keeps getting worse. And while there are people moving into BR due to the traffic, I am surprised there are not people moving out for the same reason. I am referring to those who live in BR, but work at Dow, Shintech, Axiall, etc.

The Dow traffic going into BR in the evening is insane. On a regular basis it is either stopped or moving really slow near the intercoastal and ends up getting backed up at least a mile before the intercoastal..

Let’s just say that WBR nor Iberville is attractive in comparison to West Feliciana, Zachary, Central, Livingston, or Ascension.

May as well move to Dutchtown and cross the Sunshine Bridge to catch LA1.

Between LSU and downtown seems to be a slow focus on creating gentrification. Look at what that area was ten years ago and what it is now and you'll see a slow creep of new growth (read: TOPS). It's not happening as fast as what's going on around Burbank/Lee, but it's going on nonetheless.

It’s shame it’s not going faster. That should be prime real estate in that location. I’d love to live on one of the presidents streets if it wasn’t a crime infested shithole.

I live in old goodwood and bought in about 15 years ago. My kids walk to school and we know everyone who lives around us, many are our friends that we hang out with regularly. We are able to walk to dinner to all of the restaurants around midtown. Our houses are not on top of each other and we dont have to worry about a trailer being moved in on a lot next door. We re glad government st is being narrowed to restrict traffic through out neighborhood.

What are houses in the older part of Jefferson Terrace selling for? My folks bought one there in the mid-70's for around 38k and sold it a few years ago for $170k. They felt like they made out like bandits, but this was pre-flood; they could have gotten more otherwise. House was built in 1958. A lot of houses there are on one acre lots and are getting knocked down for bigger homes. Seems to be the trend.

A house in my neighborhood sold at asking the same day it was listed. It set a new record for price per square foot for the neighborhood as well.

My wife commute is 35 minutes in the morning to her office in Bellaire. Thanks to the widenig of the inbound portion of 290 nearing completion. The vast majority of my neighbors work and commute to downtown and 45 minutes is the general time. Leave at 6am and return home 6pm.

That’s what I don’t want is to be fighting traffic. My office is off Perkins but I work in Livingston, Tangi, and Ascension Parish. I live in Green Trails now but a little bigger yard.

I really like Hoo-Shoo-Too area and Carrigewood Estates but I haven’t made my mind up. Wouldn’t even rule out ascension but I like the 70817 area.
