Ive seen the value of my home go up 15k in the last 3 years.

Many of those folks who live in Gonzales, Denham Springs have a longer commute to downtown BTR than 35 minutes.

You can live in a nice house in the burbs of Houston, fantastic schools, cheaper cost of living for a 35-45 minute commute vs living in Denham Springs commuting to downtown BTR, dealing with the I-10 traffic headache, paying outrageous tuition for private school, etc..

It seems like half of Houston is from Louisiana. I often wear LSU shirts and just about once a day someone says geaux tigers and ask if I'm from Baton Rouge.

Person 2 weeks ago remarked its amazing a better quality of life living in Houston. They have a nice house and have friends still living in Louisiana with making about same income are struggling and paying private school tuition. They said they are looking to move to Houston after coming for a visit.

There are places with 5BR house, 3000 sq ft, with a pool for $240K in Katy.

My area in Bridgeland is not that cheap and higher property taxes.

80% of BR are places most people don't want to live and not representative of the market being discussed here. The remaining 20% are highly desirable areas with little inventory, prices are rising rapidly, and unlikely to slow down baring a major economic collapse.

Yea, but you can rent for way higher in BR. Plus I would love to pay BR prices. A 1500 sq ft house next door to me uptown NOLA just sold for 650k, and they're only leaving the front façade. 650 for basically an effing lot.

You keep saying this but everything I am seeing says the opposite. My home will go on the market soon so I have been watching comps and see nothing that indicates pricing slumping off in Baton Rouge. Care to share a link or some info?

Well it's within the proposed St. George city limits, so once that happens you can go back to your claim that 80% of the houses in Baton Rouge are undesirable.

Every house in my area has backed off of their original price. Prices per sq ft have pretty much plateaued at 200-210 sq ft around here. Check out price history on basically any house listed in the last few months.

ETA: don't you live in southdowns?

Yes. And the place is on fire. It’s not the only one. That place off of Perkins last Bluebonnet that used to be the Kleinpeter Farm has million plus houses going up one after the other.
