The cost of a house in BR in a house that is no less then 15 years old..... crazy. And the taxes that go with it! Unreal. End of rant

Try house shopping in Lafayette if you think BR is bad.

If BR didn't have LSU it would make Jackson, MS look like Austin, TX. The thing it is all self-inflicted. The public schools should never have been anything but neighborhood schools. There was no reason Broome should have been elected Mayor other than a bunch of people feeling guilty about themselves. There is no reason the traffic infrastructure should be as bad as it is. and on and on.

I know this board hates the property taxes of Houston but please realize there is no state income tax so its pretty much a wash.

Please note only 2% of the children in Austin, San Antonio, Dallas, Houston attend private school.

For Baton Rouge and New Orleans, its over 26%, that speaks volumes

Yep, that was a federal court de-seg order that ran the public school system into the ground in the 80’s with forced bussing. The kids living right next door to school weren’t allowed to go to that school but forced to take an hour bus ride across town to a different school. That stupid judge destroyed the city with the stroke of a pen.

Why hasn’t it been reversed after all these years?

but BR and NOLA each have pretty high property taxes especially compared with what you get in return in municipal services and infrastructure.

Well, if you're comparing it to what we receive in return, $1 in property taxes would be too high.

It’s all location driven.. you can get more reasonable house out in the outer areas of the parish and ascension/Livingston ... But if you want to live in the heart of the town it’s goinf to cost you, no different than most cities

Three rules of real estate, "location, location, location." always been that way, no less true in BR or anywhere else.

Yep.

I actually ran the numbers last year as to what my total state and local tax liability would be if I lifted my current home and put it in McKinney, TX.

I would actually pay a little less in Texas.

Where did this happen? I don’t know where there is a 500k lot in this city.

I don't know were this specific lot is, but there have been several lots on Highland Rd in the $475K range. I believe there is a new development at Highland and Pecque with lots starting at $350K. There are very few desirable lots available in South BR, in Southdowns, University Gardens, houses selling at $250K are being torn down for the lot.

which is rare in BR with how they create a single entrance/exit to most f their residential areas)

There’s a reason for that

Apparently this has already been discussed in the thread but the idea is wrong. You’re not trying to prevent thru traffic. Single in/out neighborhoods are designed to have less crime. Having a single exit makes an escape much less likely for a criminal, and it’s much easier to find out who committed a crime (single camera point near the entrance). That’s why people want those neighborhoods now

See my reply with link above.

House purchased in Southdowns for $501k and torn down within a week so they can build on the less than half acre lot.

Half a million for a piece of property. Just looked it up. 0.41 acres. My place is sitting on 0.57 right down the street. Yeah baby.

Homestead Exception makes it pretty unfair in places like New Orleans and Baton Rouge.

It was finally reversed around 5 years ago, but the damage had already been done. There was no putting that genie back in the bottle and reversing the 25 years of white flight that had already happened.

It was one of the longest running deseg cases in the country at the time. It's been dead for longer than 5 years. John Breaux was still in office when they finally got out from under it.

That's a nice area, but I'd rather spend less on a larger but aging ranch in Tara or Broadmoor and fix it up. They are only a few minutes down Goodwood from there.

I had no idea they got that high in Capital Heights.
