re: Housing Prices in BR.

It is unfortunate that clearly there is a strong market for 2500-3500 4b/3ba homes in the 300-500k range yet along one of the largest tracts of undeveloped land close to town (entire length of Burbank), all that’s being built is PoS crammed in homes that will look like Lake Beau Pre in a few years. You either have to pay top dollar or move to ascension for something other than a starter home or mansion.

The cost of a house in BR in a house that is no less then 15 years old..... crazy. And the taxes that go with it! Unreal. End of rant
Louisiana has the 2nd lowest property taxes in the nation. I agree the housing is expensive relative to income opportunities, but price per sq foot still seems pretty cheap.

people are moving back to the city to avoid the commute. At all costs.
We did this 5 years ago. It's nice being 15 minutes from work and 5 minutes from school.

i cannot get over how many of these neighbors BR can sustain.

You think that’s high? Come to New Orleans. In a decent neighborhood you’re paying close to $200/sf if not more. Let’s not talk about the taxes, beautiful amenities and infrastructure.

You're not getting anything decent in NOLA proper at $200/sqft

Been saying that for years. However the prices must be justified because people are paying it. The realtors I know in BR do very very well for themselves.

This is why so many people leave the state and live in suburban-ville and act like they made it big when in fact they are just living a mediocre lifestyle out of state.
i mean pretty much all lives are mediocre if you're in BR

Not if you are an OT baller. Europe didn’t move neither did the Maldives, Bora Bora, and Seychelles.
Nobody is claiming Louisiana is the life of luxury or they made it big time just for living in La. But there are a ton of people here who shi*t on La while living a very mediocre life in suburan-ville out of state.

Yep.
You are paying for location not structure

It works if you have no kids or can afford private school, assuming they aren’t at BRMHS or Lee Magnet.
One kid at a middling private school is expensive. Three of them plus aftercare would hurt even an OT baller in the pocketbook.

That’s because the state has no property tax, but BR and NOLA each have pretty high property taxes especially compared with what you get in return in municipal services and infrastructure.

12k per year plus aftercare. If we had more than one we'd move back to the burbs.

There are a lot of neighborhoods with good houses that I am surprised have not turned around. Sherwood area, Millerville and O'neal area, Kennilworth. It is like everyone is damned and determined to live in a few specific areas or move to the suburbs.

I sold a 1400 sq ft house in May. Bought it in 2014 for $137k. It received 15 inches of water in 2016. Had a contract on it 24 hours after it was listed for $175k. That’s about a 28% increase in 4 years. Can’t complain.

You should see the prices in Lake Charles since the plant expansions began.

Yeah, I just bought a house at a decent price in a good neighborhood so in a selfish way I want prices to go up lol

Housing prices aren’t particularly cheap in Kennilworth. O’Neal flooded really really bad in 2016. Sherwood has a lot of crime crossing over from Florida, but also a lot of Asian and Hispanic families living there now. The reality is that Sherwood is just an inconvenient neighborhood to commute from for most jobs which are either around Essen/Bluebonnet (hospitals), Geismar/St. Gabriel (plants), downtown/LSU (government/Exxon/legal), or Highland @ Airline (Construction). Sherwood isn’t convenient for any of those places, and there are safe suburbs with good schools that offer commutes which aren’t much worse than driving from Sherwood.

Be grateful ...I was recently on a vacation in the PNW and said to myself "Myself, I like this area and I wonder what it would take to buy a house out here?" Houses in Seattle in good neighborhoods regularly go for $800-1000 per square foot.
1000 sq ft = $850,000
1000 sq ft = $850,000
