There is no residential lot in BR worth $800,000, except maybe the Pennington house on Highland Rd

Read up on Falling Water and the efforts (and MONEY) it has taken to keep it intact.

In fairness the upkeep on Falling Water was always going to be high, it isn't your typical MCM house. The cantilevered sections and the fact it is built on/in a stream are rather unusual.

You are saying the lots will be worth $200,000 each, I still say BS. They will be less than 1/2 acre each

Yeah it is sketchy. Probably to late to do anything. Sad thing is that many older people are getting duped this way. The property tax debate here in TX has brought up the gentrification of areas with lots of older Dallasites that are dealing with higher property taxes in their smaller homes they've been in for 50yrs. All being forced on them due to houses going through this. They dont care about the value as much as others, but dont want to leave what theyve known for most their lives. Especially older widows.

Many state Texas and Louisiana included have “Senior Tax Freeze” which are really generous for those over 65.

This is Louisiana

Texas is different but substantial and most people don’t take advantage of it.

Please show me a quarter acre lot in Webb Park, capital Heights, or Goodwood that’s less than $250,000. If so… I’ll buy it in the morning

1/8 acre lots in CH go for $150k

There are no lots (or very few) in these old areas.

More than you think. And there are a lot of houses listed for lot value as tear downs.

Knockdowns in Jefferson Place are $600k and up and the lot across the street from me is $400k and one down the street sold for $430k.

To knock that house down and haul off will be $30-$35k.

I will admit, I was wrong. I wouldn’t think these tiny lots are pulling that kind of money. I just looked on Zillow.

I’m more pissed about the developer throwing down 4 houses in a lot that used to have one than I am about the house being demolished.

Developers like this are destroying Jefferson Terrace/Inniswold as we speak. Large lots carved up into smaller lots more cars and more traffic more people less quality.

We burned an Ayatollah in effigy behind the Thompson’s house on the old Bluebonnet as we had big bonfires there.

We shot rabbits and skeet behind friends houses on Floynell. About 10 houses down from Jefferson Lounge which we would drink in.

the buyer knocked on the door, made the cash offer, no inspection, no contingencies. "i love this house and want to make it my home." brought his wife in and they gushed over it. after closing, he and his wife immediately flipped it to a development company he owns with another guy, and another invester(?)

The sellers sold because the buyer made representations that turned out to be untrue.

If you agree to sell a home at a certain price who cares what they do with it afterwards? That's kind of the deal right? You sell it and they can tear it down, paint it an Easter egg color, whatever...

not quite. most run $125-$135. the developer that's doing all the good work in CH to drive the values up is the one that now has part of the Crawford house.

I would be more pissed about the subdividing more than anything. I hate all the squeeze everything you can in curb and gutter crap being thrown up everywhere.
