I do not live in Athens. I live in Florida. The only person I know in Florida who ones any property owns a $400k townhome in the most generic subdivision of all time and he’s 60.
My aunt lives in an apartment below sea level that’s been flooded multiple times and she’s run multiple successful businesses and enterprises.

If the parents' area is out of the price range, then every logical "saying" is telling those individuals to not consider buying a home near their parents.
Maybe they aren’t buying or shopping for homes near their parents because they have been priced out. Maybe their parents have lived in that area for their entire lives, but now since prices have gone up, they can’t afford it. Maybe that’s their entire point. They can’t buy the equivalent of what their parents were able to buy, thus making it more difficult.

In metro Atlanta 400k will get you a solid house. Dual income at 170k saving the first ten years of their career should give them 20-30% down payment, manageable note, and not be house poor.

What this poster didn't inlude in his list of ya'll requirements for first time buyers besides best schools and no commute:
- walkable, with public transportation
- granite countertops, tile baths, smart appliances (smart everything)
- garage w off street parking
- community park, pool, and gym
- convenient shopping, restaurants, entertainment
- should be any US metro (including Bay area, Jersey, NoVa, etc.)
All for way less than the 446K and w a 3% note and only 10% down. For a first time home buyer.

The market has had ups and downs since the beginning of time. The unique thing about the current situation is that prices, on average, went up 50% in 6 years. That is unprecedented. There is no denying that homes are more expensive than ever before in relation to income. That’s statistical fact. You can make an above average salary and not be able to afford a home in the current environment. Over 55% of people who own homes in America say they would not be able to afford the home they are in at current market value. Many people who got into the housing market before 2021 refuse to acknowledge the statistics

My first home was a used single wide house trailer. Insulation was falling out as they moved it to a piece of land I was buying. When the wind blew, you could feel a draft in the living room. Lived in it for 13 years and saved to build the home on the property that was then paid for. 48 years later, I live in the home I saved money to build. All paid for.
