a subdivision covenant without an HOA is the better situation. I live in a ten lot dead end road subdivision that used to be a dairy farm. Lots are two to six acres. The covenant says two things...no mobile homes and no subdividing existing lots

Dude wtf is with these hoa, I guess it was good I bought (built 1960’s) in a older regular neighborhood. frick these new streets they keep putting up, enjoy it I guess… cute little yard.

Shortly after moving into my current neighborhood, I got a notice of violation from my HOA b/c I put my trashcans out on the wrong day for garbage pick up (going off my prior neighborhood's schedule), b/c our CCR's state that trash cans can only be left at the curb the night before pick up and must be taken back in the evening after pick up.
Although I found it a bit petty and annoying at the time, I will say that I'm glad I have a very active HOA. I live in one of the nicer subdivision and they keep the standards up.

Once I realized in Georgia they can do a judicial foreclose on your house for only a nominal amount of fees/fines due, I started reading all that crap more closely.
They can literally auction your house for just the money they are owed leaving you stuck to deal with bank and no house.

shite like this is why I moved out of a subdivision with a HOA and bought 25 acres out in the country.
Oh, and telling the board and the management company representative they should be fired for gross negligence and incompetence at a monthly HOA meeting probably contributed to it as well...

I have gotten letters for stupid crap over the years but my two favorites were the following:
1) Receive a letter about a basketball goal in the cul de sac street which is a no no. I just blew it off because I knew one of my neighbors put it out there (note two years ago) and I figured they sent the letter to everyone in the cul de sac. There are four other driveways that are closer to the goal than my driveway. A few weeks later I get nastier letter about "my basketball goal" so I call the HOA office. Young man states I was the only one to receive the letter and hears me out and asks some questions about where it is placed. During the conversation he gets on Google maps and sees that it has been there for two years or more. Never heard about it again.
2) Next door neighbor builds a storage shed in his backyard. Rule is you request permission and submit plans for any structure that goes above the fence line. I get a letter showing a pic of the shed from the end of my driveway which almost appears to be on my property from that angle. I stand on our property line and take another pic of the shed, print it out, draw a line on the property line, label one side my property and the other side neighbor's property. I write over the shed "neighbors shed" which makes it obvious it is not my shed. Sent the HOA this simple marked up pic with a copy of their letter. Never heard about it again.

When we were house shopping the last go round, one of my priority items was NO frickING HOA. When we found a place without one, we jumped on it. Yes, our neighbor parks his RV in his driveway, but every house on this street is well maintained and we don't have some obnoxious heiffer sending out letters like that.
Our last place... jeebus christ.
You must purchase these new $400 mailboxes. And we found out someone on the board fricking sold them.
You must replace this pine straw with this specific mulch (no, frick you, here are 20 houses with pine straw, the covenant doesn't specify mulch material)
You must paint the flashing on the chimney in the rear of your house. No, frick you for trespassing into my back yard to make this assessment.
Please remember trash cans must be brought in by xxx. What about when the company missed the pickup and you need to leave it out for *gasp* another night?
Please remember that vehicles must be parked in garage. (just to remind you it's not really YOUR property, after all)
They plowed under the tennis courts without notice, claiming they couldn't be resurfaced until the substrate was fixed. THEN THEY NEVER FIXED IT. The board suggested an "outdoor kitchen" among other ideas to replace it. Turns out the person in charge lives next door to courts and hated having people play tennis next to their house. (this one got the board investigated and dissolved, at least).

i live one block outside a historic district in Texas. Historic Preservation Leagues are a whole different level of bull shite. it's not just run by Karens, it's run by eclectic, liberal, loud, older Karens.
those are pretty interesting because they're basically state parks.
somebody recently did a limewash of their red brick house with cedar posts and shutters. it wasn't my style, but it was beautiful.
similar to the below:
the HPL did a court injunction for them to get it off and sent a newsletter saying "this is not Chip and Joanna land and we will not allow these modern trends."
homeowners had the house already paid off and just gave them the finger and put the house on the market. new people bought it after over a year on the market and the realtor didn't tell them they'd have to clean it off. got a letter immediately upon moving in to powerwash it.

It baffles the shite out of me that you people will bitch and raise hell about the liberal democrats running our government. Then at the same time willingly move into and agree to live under HOA that nothing more than Communist style organization. IMO you all get exactly what you deserve.
