HOAs are probably needed for cookie cutter subdivisions where there could be a number of identical houses for sale, and you don’t want to be the trying to sell the house next to the purple house with the Camaro on blocks. There are neighborhoods that because of the price point and lack of inventory, your house value and sale potential are almost immune to what your neighbors do,

Built one of these at my last house (now a rental), not 6 bays but 30x40 metal building. With 10 foot sides and 15 foot center, was tall enough for any standard lift (which I added) which typically have 12 ft. posts.
Of course, this was on 2.5 acres just out of town - no HOA.
