Pay them by the hour only. Realtors and other “billboard” advertisers would crap a brick if they had to do that.

But the headline oversells it a bit

Important caveats:
• He still used a lawyer to review the final contract. ?
• He still had to do the work himself (showings, listing service, etc.).
• ChatGPT mostly acted like a planning and writing assistant, not a real estate agent.

Bottom line
• Real story: Yes.
• “ChatGPT sold the house by itself”: Not really.
• It was more like a DIY seller using AI as a guide.

He may have saved 3% but he may have also sold it for 5% less than he could have got.

Not saying he needs an agent but pricing it right is a big part.

Exactly pisses me off that you pay for all of their wasted time on other people. Same goes for plaintiff attorneys and financial planners.

Professional consultants should be time & materials only. The commission base model is nothing more than a scam.

Yep. I've owned 5 homes in my life. I sold the first 4 myself. It is remarkably easy.

I still live in the 5th one, and probably will for the rest of my life.

Yep. Maybe get a lawyer to review your contract if you’re not sure about your state’s laws. And maybe a surveyor if you’re not 100% confident in your land lines.

Aside from that, the only reason to use a realtor is if you’ve already moved out of town or have scheduling problems. Even then, their standard cut is robbery for simply showing your home.

He had 5 offers within 72 hours. Guessing he got the bid war. Dont think he had to put too much work into this to make up 3%, but they didn’t give final numbers so who knows.
