Actually many houses there are unique and obviously do their own thing. It is not gated, I drove through there to scout a winter vacation house a few years ago.

We spent a weekend at a friend's house in Boulevard Oaks recently, and it was a very nice area. I can't really speak to the safety or anything like that, but it seemed safe and also very close to downtown and such.

Article says the average sq ft in the neighborhood is 3600. That’s really not that big.

the big brother play in texas is small.

Hogg just put up the biggest target in the house in bella and left the biggest power in Christine safe.

So not everything in texas as bigger. because big brother play in texas is small.

Yeah, have friends in River Oaks that have a house valued at under $1M. And it's a beautiful home. You can buy stuff in there for under $1.5M and get something really nice. That's really not a lot more, if at all, than places in BR or NO. You can also find the outrageous, double lot, 10,000 sf homes that will be purchased for $8M and then torn down and something new put in their place.

Boulevard Oaks is awesome but not the same as River Oaks

And both those areas are very safe considering you’re in the middle of a major city
