For a purchase, I wouldn’t use a realtor at all if I were considering using someone without experience, unless I knew them to be smart and thorough.

If you're having to ask this question, you already know the answer. I use a lifelong friend for my realtor all the time and never had a problem. You either trust this cat or you don't

Don’t use a friend.

buying? nothing can happen outside of him giving you bad advice on negotiating or screwing up a deal (hard to do)

Don’t do it! We used a family member who was a part-time realtor and it was nothing but issues. Although I will say we were buying in a very high demand area and needed a realtor who was aggressive and jumped on opportunities quickly. Not good when you have to tell your realtor about new listings instead of the other way around. A good one will know about listings before they hit the market.

I am your hindsight speaking from the not so distant future. Do NOT do this. Definite possibility of losing friendship. Less experienced realtors make mistakes and are less knowledgeable. That alone raises the chances of friction in your friendship.

Sellers agent negotiates commission with seller. Assuming it’s a standard 6% commission if OP/buyers agents wants to take 2.5% I’m sure the sellers agent will be happy to take 3.5%

I kinda did when I bought my house, my realtor was a former coworker of mine and we were friends in a way. You end up feeling the pressure to buy something quickly to make happy and it makes it harder to walk away etc.
I would not recommend it at all, keep that relationship strictly a professional one with someone you don’t know and that you don’t care about making business decisions with.

Realtors don't do jack but unlock the door so I wouldn't worry about it, but the real question is can you get it for 4/5ths commish?

If they ask, tell him you were already referred to someone else and already started up and would feel guilty for dropping them.
Wait for your next purchase and it's not more of a "sid gig" for him.
