Nothing but good experiences as a buyer. Friend helped me out, waited till all the offers and post inspection requests were accepted, she sent over an amendment that said said sellers agree to pay 5k towards closing costs, realtor fee reduced by 5000.
Sellers didn't care obviously since it's a wash, and helped me a ton.

My parents used a friend and it probably wasn’t a good idea. The initial price was way too high.

Don’t ask for any less %. In fact expect to pay the normal amount. If you want a deal go hassle a non friend. Pay the frown the full % no matter what. It will be better that way

Go with your friend. Ultimately you decide the price you pay, the repairs you insist on, etc... there is nothing your friend can do without your permission anyway.

I'd want a professional, not someone just starting with a side gig, friend or not. I wouldn't use a friend to sell, I have seen too many real estate deals sour when selling a house.

My wife is a realtor with Gary Greene. So yes I tend to agree. For the OP he may not know a good realtor or he could end up with a shitty one anyway. It is kind of potluck if you aren’t referred through someone that has worked with a particular realtor in the past. No matter what, realtors should guide and give you the info to make a decision.
My 2 cents anyway.

My realtor is an old friend who does ir part time. I had a great experience. We gave him a list of our wants, he showed us some houses and then we bought one. It was easy.
