It’s the infrastructure that the city either has or will build to make it business friendly. They will build access roads, exits, drainage, etc. The cities also offer tax incentives to attract businesses.

Baytown is on I10. Waller is 290. I guess I12 is technically different than I10, but not in the way 290 and I10 are different. Isn't there one in Mississippi close to after the border?
I would hardly call the ones in Cypress and Giddings legit ones. Barely bigger than a normal gas station (especially inside). That area is also probaby closer to the owner's heart since he is an Aggie.

Agreed, and it would have been one of the 53,000 square-foot models. The ones they’re building today are 74,000 ft.².

He was arguing proximity. These stores are close. On I-10 alone in Texas you have large ones in Baytown, Katy, and Luling.

That would make sense. Not much on the big stretch of I12.
I also think one coming from Baton Rouge into New Orleans would do ok. Either right before or right after that dead zone where there are no stations.

The cities do two things. They help resolve issues in a speedy manner (e.g. encourage utility companies to move power lines), They also entice with tax subsidies. Best I can tell, Buc-ee’s need healthy subsidies for their business model to work.
