Arky has lots of retirement type communities on lakes with golf courses.

Lexington, VA has become very popular for retirement. Town in great. Beautiful housing stock and lots to do for a small town. I'm a W&L grad and love going to visit there. My concern about retiring there would be health care. Not big colleges with medical schools and hospitals. Local hospital is tiny. You are probably driving 45 min to an hour to Roanoke or Charlottesville not only for a serious medical issue but for most of your specialist appointments. I've not researched it but that is my impression.

I know Texas is off the board, but I would put San Marcos against any town mentioned in this thread.

I like the premise of retiring on a college campus. I looked at a few in the south but the weather April through October is way too hot in the towns I like.
I then looked at Burlington, Ithaca, Madison, Boulder, and Boise. I bought houses in two of them and rented them out for several years. This summer I’m starting to use one part time.
In the south my top choices would be Austin, Oxford, Athens, and Savannah. Like I said though the summers in those places are way too hot.

Oxford. I wish I had the cash to lock something down in that Plein Air community right now, but I’ve got 30 years to make that move.
Plenty of shite to do, reasonable real estate (hope that doesn’t change, or I come into some money somehow), has grown into a great medical town in the last 10-15 years.
It’s not going anywhere, and not at risk for a whole lot of frickery. Riff raff is definitely present, but not enough to invade in my lifetime.
ETA: And I say this all as someone who stepped foot on Ole Miss’ campus maybe 5 times before I was 24 and started dating a couple women (eventually marrying one) that lived there… So I’m not biased because of the school. Really don’t give a frick about the school.

For me a college town has a youthful vibe. They often have more adventurous restaurant options. Colleges have attract speakers, have sports and theater. I’m looking forward to having an on-campus meal plan. College towns also have medical schools and hospitals. You want to have accessible medical care in retirement years.
Gyms, campuses, and country clubs with a nearby airport were things I was looking for in a retirement plan.

Wondering if Lafayette area fits, not SEC but ULL is legit university. Don’t know about RE prices, though. Flood prone region.

There’s a lot to like about Madison (was just there in October) but we liked both Boulder and Boise more for a variety of reasons.
