Best southern (non-Texas) college town to have a part-time retirement house in?

* Inexpensive real estate market is better than expensive
* SEC school is a plus but not required
* I don't mind college kid 'crime' (MIPs, driving, etc.) but don't want us to dodge bullets in old age

Would like to buy a condo or garden home now, if the kids use it in a few years great, but looking for a college town location that folks have experience in -- good or bad -- because I think college towns keep folks younger and more involved

Is the point of this part-time retirement house to slay some college poon without your wife knowing about it?

I would say Oxford, Mississippi. Tons of beautiful women and low cost of living.

Knoxville. Zero state income tax, affordable homes, beautiful mountains and all 4 seasons.

Why would you want to live in a college town in retirement? Why not a nice mountain town or beach town?

Oxford and Athens are nice but not every day is gameday. Also, you're going to just become a fan of those teams?

Fayetteville is minimally southern, and loses charm with each new box of townhouses and apartments.

You can also in lude Missouri and Oklahoma for minimally southern SEC teams now.

I misquoted college town for sec town.

Boone, NC would be at the top of my list. I have a friend from work that when everything went remote they packed up and headed to a small town near Boone. The pictures and description of weather and general atmosphere they’re living in makes me so jealous.
