Check out the Clemson area. Just north of Clemson are beautiful mountainous lake areas (Keowee and Jocassee). You’re also not far from the Blue Ridge Mountains parks. Charleston/beaches would be about 4 hrs away. You’d be able to catch SEC games in Athens (70 miles) and Columbia (130 miles).
Good recommendation as that's beautiful country, but dang Clemson is a small town. As noted, though, Greenville isn't too far away.

The healthcare point makes sense. I'm a fellow General and blew out my knee freshmen year at football practice on the old field hockey astroturf field. The doctor up there put me in a cast from my heel to my hip. I came home for winter break and my doctor was like why do they not have you in a brace. Would never trust a doctor up there after that.

A relative did this recently in Auburn. Nice town, nice people, good medical facilities, cultural events and of course SEC football. But he went there for college so he has an affinity for the place.
Auburn has a lot going for it. Still small enough to have that small college town charm, but big enough to have everything you want. And it’s not a bad drive to either Atlanta, the mountains, or the beach.

Woodford and Fayette counties just outside of the city limits of Lexington, KY are absolutely beautiful with rolling hills, bluegrass, and sprawling horse farms. The whole region between Lexington and Richmond has a whole lot to offer.
If you want to live in town, then Athens, Starkville, Oxford, and Hattiesburg are hard to beat. Of these four, Athens would have more of a variety of offerings for recreation/entertainment.

Knoxville. Zero state income tax, affordable homes, beautiful mountains and all 4 seasons.
100 percent agree. In fact, I would take Knoxville or Asheville these days.
Housing is still affordable, or was, in South Knoxville.

Brevard NC (Home to smaller Brevard College).
They have a music program over the summer (musical equivalent of the “manning academy” for QB’s, but all summer long) with weekly concerts, etc.

Davidson college in Davidson, NC on Lake Norman would be a nice (but expensive) place. Maybe live in town and join a boat club/store boat if you don’t have a million Dollars to live on the lake. Quick trip to Charlotte for international airport, healthcare, NBA/NFL games, but still a college town. Expensive as hell though.
Boone is great for a long weekend, but I think I would get bored after a while.

I like the Brevard area. I worked at a camp around there one summer and went back to visit some. Some great places near the town. I don’t recall a lot going on in the actual town, but we only got one day off and usually went to Hendersonville or around there to find stuff to do that was different than camp or camping activities we usually did.

Auburn, but real estate market downtown continues to be scorching hot. Right at this moment there are 3 properties for sale within walking distance of campus, and the cheapest one is $720k. It’s a 2 bedroom, 1320 sq ft condo.

Part time retirement? Apalachicola and it’s not even close.

Is Boone much different than Asheville?
Boone is geographically in a spot where they catch some nasty winter weather. It’s beautiful from April through Sept but cold AF the rest of the year. Like frozen piles of ice and snow in the parking lot for 6 months cold.

Hampstead NC , Holly Ridge NC, Topsail NC, Surf City NC
All close enough to UNCW.

Athens is a Sanctuary City, so NO.

I'd consider Macon, GA and live near Mercer.
