There are a bunch of older residents in Lake Vista in smaller, original homes. These can go for $500,000 or less. More tear down opportunities than Old Metairie.

Since $ wasn't part of the criteria, the correct answer is Old Metairie and it isn't remotely close. It has it all. Beautiful houses, restaurants, bars, playgrounds, great private schools, easy access to all of the major places of business, low crime, and easy access to NOLA should you ever want to visit that hellhole.

Old Metairie, there are pockets that are still quasi afforadble $250 to $300 psf. Metarie Club Garden prices around $500 per sq ft.

What? Why do we need more services? Are you saying that an area with, say, 50,000 people has to grow in population to be nice and thrive? Population growth can easily kill quality of life.

Roads in Lakeshore are quite good now. Several still need to be addressed (Ring Street).

Back roads and Milne are still bad in Lakeview, main thoroughfares have all been repaved.

Canal Blvd, between RE Lee and the lake has finally been repaired.

Anyway, yes, I'll concede municiple services are lacking in NOLA. I still do not plan to move for some time. I am trying to make my children go to college out of town. moving across some imaginary border does nothing th really help, you need to move a good way for things to improve.

Gotta love the NS traffic and Causeway comments. None of my neighbors here commute, it’s 2022 folks not everyone drives into an office. Must be the poors commuting, get a better job and you won’t have to worry about traffic.

Assuming money is no object I think there are clearly two top options:

The portion of old Metairie roughly bound by northline, woodvine/farnham, and Metairie road.

Or

Uptown between freret, Jefferson, magazine and the park/university.

If you really like the lake and yacht club lakevista and parts of the lakeshore are pretty great.

Let me give you some advice. DO NOT LIVE ANYWHERE EVEN CLOSE TO NOLA. Before long there won’t be anything left in NOLA except free loaders and hood rats. All the businesses will leave and stores will close down. Unless you like crime on every corner, look elsewhere.

I live in what I consider a very underrated part of Metairie, north of west esplanade between Edenborn and Richland. Lots of tree cover, walk to the lake, downtown in 15 minutes. Within a few minutes drive from plenty of shopping and quality restaurants. Not very walkable, but that stopped mattering to me when I was 30. Home value has gone up over $200k since I bought in 2016, virtually no crime.

I'm in Hog Alley area of Old Metairie, it's still quasi affordable but I'm watching everything around me get knocked down for new construction. I get texts from random numbers constantly asking me if I'd be interested in selling my house. A couple of years ago my neighbor put a bunch of furniture at the curb and some realtor knocked on my door asking I was moving out and wanted to know if I'd sell my house to her.
