Oh whatever. Mandeville / Madisonville / Covington area is safe and pristine and we all know why.

In my opinion, Old Mandeville can’t be beat. For 600k you can buy an old home, fix it up and add on and have you a very nice home in a great location.

If I were raising children, I would use an overlap of school districts with Coquille / Pelican Park for recreation. As mentioned, Mandeville High, Fontainebleau and Lakeshore are all solid. You'll need to research feeder schools on your own.
At 500 -600k, your choices in Beau Chene, Sancturary and TCE will likely be limited. Hence the growth west of Madisonville proper.
Each school district is laid out on the School Board's website. Here's Mandeville High:
Old Mandeville and Covington are the most culturally interesting places to live. And Covington's new mayor is a really cool guy. At least, that's what I hear

with virtually no downside.
Old Mandeville or close the causeway is the way to go.

i'm a little late to the party, but if i may add....
i moved to the northshore in 2013. moved to madisonville. very nice area, very good neighborhoods, and they go to Mandeville high from that area. my issue is, i work on the southshore, and that damn bridge on the tchefuncte river killed me!!! i mean, 30 mins to get from southshore to northshore, then once off the causeway, with approx 11 miles to drive, i'd still be in my truck another 30-40 minutes sometimes. the franco's area of 22 becomes a damn parking lot from 3:45-5:30 most evenings.
we moved to beau chene in december, and my quality of life and drive time has been nothing short of spectacular. kids still go to mandeville high. great public school. beau chene is an extremely peaceful neighborhood and our neighbors have been great. thought it would be lots of snooty people, and i couldn't have been more wrong.

If you aren't commuting to New Orleans for work every day I'd buy a house on Lake Ramsey in Covington with that budget. You have boating/fishing/jet skiing and a wildlife management area at your disposal.

I wouldn’t spend more than $150,000 on a house in Louisiana.

I will add that you will be buying at the top of the market. Absorption time in the market right now for this area is over 7 months, highest in the state.

There's only 1 house in the Santuary under 600k and it's in need of a lot of work. The next cheapest is 698k and it's also in need so some work.

I know we're not supposed to say retard anymore, but you're a fricking retard.

Tchefuncta might be the best (subjective, I know) subdivision in the Mandeville/Covington area. But you are going to pay a 10-20% premium. They have some really nice garden homes in the new section in the 500-600 range. In the old section with acre lots you'll have to buy an older home probably built in the early 80's in the 500-600 range and renovate over time. The new homes are a million up.

Bedico creek is a nice subdivision.
Is Bedico Creek still half empty? My land borders that place and for years it was just a sprinkling of houses but I haven't driven through it in a long time.

It is just Metairie 2.0 now which to me might as well be a suburb if Houston, at least in Texas you get paid for living in the cluster f****
Also just about everything South of Brewster including be to Bedico Creek is a major flood catastrophe waiting to happen.
Yea I know Bedico creek is north of Brewster but the the east creek and branch will backup into it.
