re: Best place to live in Mandeville / Madisonville area

I hope to never have to move back to La. again, but if I absolutely had to, in your price range, i’d live in either Uptown NOLA or in Lakeview.. i say this, having lived in Lakeview and Mandeville (though never Uptown).. the Northshore to me is kind of the worst of all worlds, you’re stuck in La. , but with nothing but blandness and homogenization, and none of the things that would actually make it tolerable to live in the greater New Orleans area.. again, i say this as someone who’s experienced both for a number of years.

How long has it been since you have been here.
Mandeville has the lakefront, quality neighborhoods, and some pretty nice dining options. Public schools are fine.
Madisonville has the riverfront, and the same circumstances for housing, food, and schools.
Both are close enough to Covington to take the drive over there. The downtown has a ton of events, as well as excellent dining available (and quite a few options at that).
As for being homogeneous, that may be true for Mandeville and Madisonville, but not Covington. I guess it depends on your preference.
To each their own, but the area has changed quite a bit overall.

My choice would be Madisonville.
In your price range there a tons of options with virtually no downside. My only recommendation would be to be aware of the rivers in terms of home location.
Honestly, you can't go wrong either way. Good luck.

Probably where it doesn’t flood.

Madisonville is full. Can’t accept your application. Sorry.

Old parts of covington, mandeville and even Madisonville are definitely not homogeounous. They have tons of character.
Old covington is a real hot place right now. Lots of restaurants, the hotel and some nice bars.
Lots of people coming in on weekends and paddling the river.
I like old mandeville best though. There’s homes there for $600,000

David Duke lives in Beau Chateau, or at least he did when I lived there.

How bad is the traffic in the morning? Say from around Lancaster on 22 to the causeway. I know its about 15 minutes without traffic

Liar.
No one would ask for advice on a decision like this from the idiots here. If you want advice where to move your trailer from Livingston Parish to St. Tammany Parish to re-establish your meth operation, you have come to the right place.

Honestly with the exception of crime the northshore has all the downfalls of living in the city but with none of the perks. And with the types of developments being thrown up everywhere the crime will come. Go to one of the major texas cities and make double what you will here and just use the extra $ to fly in more often to see the folks.

Thank you, you spelled it correctly, unlike 99.9% of the local population (Fountainbleu). I just don’t get it. It’s not even pronounced the way they say it.

Old Mandeville... it's close to the bridge and there's less traffic. You'll thank me later. Covy has those red lights on 190 that are supposed to help traffic, but they don't.

Bingo.
Finally, someone with a lick of sense.. All the Northshore really is is a version of Houston that’s a little bit closer to NOLA.. .. so you might as well move to Houston or Dallas or SA/Austin and make a lot more $$ , then visit NOLA every once in a while.

I don't travel that route but, it depends on the time. Peak traffic...30 minutes, with the bridge on the river open for traffic...add 5 minutes.
In short, time frame and missing the bridge opening are things to consider.
Most days, from what I've been told...it takes about 20 minutes.
