its a bit hard to digest since before that expensive land was 5k and acre.

That’s my neck of the woods. I love it, great area to grow up and raise kids in. Not too big, not too small, always something to do and places to go.

And the best bbq in Tyler or Kilgore is Pat G’s off hwy 271, not Stanley’s, though Stanley’s is very good.

I was born and halfway raised there before my dad got transferred to DFW. Lived in Longview Heights and went to kindergarten at Hallsville. The cool thing about Longview is that it's surrounded by Loop 281 where all of the common amenities are (Walmart, Lowe's, Home Depot, theaters, mall, hospitals, and good restaurants). But, if you drive 10 minutes north, you're in Diana, Harleton, or in the sticks where you can't even see your neighbors. If I weren't so drawn to beaches, I'd definitely retire there. The people are largely good God-fearing Christian folks too.

East Texas is different from the rest of Texas. We are more Southern than Texan and the rest of the state treats us that way.

That's what most don't understand. The Piney Woods are as Southern as Mississippi, Alabama, or Tennessee. The panhandle is more Wyoming/Montana.

Good salt of the earth people. Very southern.

I played 5A baseball for a good suburban DFW school and I hated going to the East Texas kickoff tournament every year.

Those east Texas boys are some great athletes and had that country strength

They have ballers that have come from that area

wife lived in Tyler for 6mo on rotation. Nice place to live. This was back in 2019, but eggs there were $1/dozen and milk was $1.50/Gallon and Steaks were cheap as frick because there a huge farm nearby.

I second the statement about Stanleys BBQ

A good friend has lived there for several years and he says he is still considered an outsider. People there are very cliquish and tend to just hang out with the people they grew up with.

Tyler TX is one of my favorite towns in the state, but it’s gotten really big for what it is with way more traffic than merited in my opinion. Beautiful town with a lot going for it.

Kilgore is entirely different. Not terrible but not where I’d shoot for either. Longview is ok but not as nice as Tyler IMO.

ETA: people talking about “big city,” I grew up in a cotton field and went to a school 15 miles away in a cotton field. When we went to town (San Angelo, population: 80k in the 80s) we called it “going to the town” because that’s were Shopping, movies, etc. was.

In Katy, you can get like half an acre for $70k in some spots lol.

If you want a good insight into East Texas, watch the movie “Bernie” with Jack Black, Shirley McClaine & Matthew McConaughey. True story that happened in Carthage & it was filmed there too. An excellent watch.

Tyler is a great area. I live in Shreveport and my mom lives in the country in East TX near Carthage. I go to Longview and Tyler often.

I want to move out of Shreveport some day sooner rather than later, and East TX is where I'll be heading.

Tyler's traffic can be almost as frustrating as BRs. That's about the only similarity.

The loop is 8, sometimes 10 lanes wide and still gets bumper to bumper during peak times. It's taken 20 mins to go 2 miles before and you forget your in a smallish city.
