You ever heard the case of the girl in California who rented an expensive AirBnB and suspected the owner was watching them from a closed off portion of the house, and it turned out they really were being watched? That’s the kind of shite you’re dealing with when you rent from a total stranger.

My next property will likely be somewhere rural so I can build a mother in law suite and a green house. Can't really do that on a lot in the suburbs.
I don't cherry pick areas to be a socialist about.

ETA: I don’t have any issues banning short term rentals in strictly residential only areas. But it’s absurd to ban them in ‘mixed use’ areas. The gas station across the street, convenience store beneath your condo, etc all cause more issues than any short term rental. Plus short term rentals increase your property values most of the time.

We been trying to ban 6 month rentals in our neighborhood for sometime. I hate it, all these houses getting bought up for short term leases. I never know who my neighbors are and its a roll of the dice what quality neighbor they are.

I guess it depends on each state. In LA there are tons of communities where you can live and not have restrictions or HOAs. It also depends on what sort of daily commute you want.

I hinted at it earlier and would think it's pretty obvious. A property that is strictly used for STRs is a defacto commercial property despite being in a residential-zoned area.

i'm all about small government, but if you're being truly libertarian, the non-aggression principle would say you don't do things that are shitty to your neighbors and directly affects their property values.

i.e. to Stout, if my next door neighbor made their house and AirBnB and it was just people wanting to come and visit my downtown area and stay in a historic older home, then cool. when it becomes people being dicks and partying every night, trashing the place, it becomes an issue.
ETA: i completely recognize the hypocrisy of the above. i'm small government, until somebody is shitty, and then i want the government to stop them from being shitty.

To be fair a lot of these properties are own by LLCs and there can be like 50 variations of that LLCs name to cause mass confusion in a civil matter. And that's trashy.

This. I've heard stories of people buying property in cities like Orlando, and those neighborhoods evolve into essentially apartment communities.
If people want to rent out a room, go for it. But there have to be limits, i.e. define short term as a month or more, etc.

The one in my area was people wanting to visit Hermosa Beach when I lived there. Overall it was not that bad and mostly quiet families but the ones that were bad were hard to ignore. About once a month there was a shitty group there, especially during the Summer.
They were on vacation and had no concept that other people actually lived there. Just a completely self-centered mentality.

exactly. i can assure you, you would have no problem with 80% of the populace being your AirBnB/VRBO neighbor for the weekend. They'd come and go, enjoy their time and move on with their lives.

My neighbor actually rents out 2 rooms in her house (she modified the 2nd story to be 2 separate units, basically).
She typically has longer term rentals for plant baws on turnaround, so 95% of the time any annoyance is just a loud baw truck coming and going early in the am (which doesn't bother me b/c I'm walking my dogs at that time usually).
We have had some interesting times. Once involving a deaf girl who got drunk with her family and raged and ran down the street screaming. Cops got called after that. Also after Laura a crew of Central Americans were housed in the whole house and they had a party one night. I contacted her and she showed up and shut it down, so she's very respectful of how her tenants act. Those sorts of things are rare, though, so it isn't usually bothersome.
The person who rents across the street from us (a real rental house, not STR) has been much more annoying with her clientele. Current resident is nice and quiet and it's great. Others have been trash supremes.

Louisiana Republicans love them some government regulation and morality policing. Most of these dudes probably had parents that voted for Earl Long and many of them probably voted for Edwin Edwards back in the day.
