Pretty sure that is a different development going up just north of Church St.

There’s huge arse neighborhoods going up everywhere in Zachary right now.

Yep, it is unbelievable. I don't think any of the politicians have a clue what the result will be but the Mayor is extremely pro-growth at any cost.

Also, it is important to note that Zachary School District is larger than the City Limits so developers build outside of Zachary because Zachary has stricter codes than Parish. Developers want the Parish's easy code but Zachary school district. It will be the downfall of Zachary School District if there is one.

Yeah it is a little crazy.

We actually have friends living just across the parish line in Jackson who are technically in the Zachary school district. Not sure how that area managed to pull that off.

Lake Jolie Vue? It's actually in the Parish. Otherwise they did pull one off. If either parent is a school board employee that's another possibility.

I think the reporter misspelled "jammed in". That's 8K sq.ft. per lot, not including neighborhood roads that will reduce that significantly. I'll never understand how people find zero-lot-line homes desirable.

Wasn’t my words. That’s a direct quote from the article I linked

According to this map in that article, it will be here:

That's probably not even accounting for streets, retention pond, and common areas.

And in River Ranch, they build a 5000 sq foot house on that.

That spot is literally a swamp. The advocate did a crappy job looking it up. I'm pretty sure this is the development that Collis Temple is part of hence the Templeton name.

A friend of mine lives in Lexington off of hwy 30 by bluebonnet. Every time I go there there are several young patents with the kids throwing a fricking baseball in the front of the subdivision. It's Fri blows my mind with young kids why would you spend that much money on a house with no yard to even throw a baseball.

200K gets you a no amenities starter home at best these days. Crazy to me they would start that low.

$200K is going to be a cheap house. It'll probably have a brick front and the rest of the sides will be vinyl siding. Crappy landscaping etc. In the Zachary area $200K is either a really old house or a DSLD or DR Horton.

I think every subdivision Southern Lifestyle does they advertise as a "River Ranch Style" development. Last I heard they had like 50 going up all over the state.

0.185 acre lots if there were no streets, ROWs, etc. So you're looking at 0.15 acre lots. Jesus

Plans are to price the homes between $200,000 and $300,000.

So if you put the average price of all the homes in the middle of that price range, then they are talking about some serious coin

$250k x 692 homes = $173 million

I'm not sure if it's included in part of the plan the mayor is trying to push.

Nope, and even if they wanted it to be, they wouldn’t be able to afford it.
