I hope it keeps exploding up there and moves farther north to the Felicianas. Helps my property values.

It’s will be just like this shite show in Thibodaux. 95% DSLD and a few people who will get fricked building or with lots they can’t sell that didn’t know it was a dsld neighborhood. frick that developer

Zachary has made it hard for DSLD types to develop within city limits by requiring green space to be usable, retention ponds to be larger and lots to be larger.

Now developers are building outside of zachary proper but inside the school district and following parish code which you can see by this development is crap.

It’ll be interesting to see if they proceed anytime soon. Seems like real estate has cooled in EBR due to flood bubble going down and interest rates rising. It doesn’t appear Americana is booming which would be a good representation of this project.

City of Zachary supported this project. No clue why except they have been way too quick to support developers. They only care about sales tax. City doesn’t get much property tax. They think more roofs equals more people spending money. They are short sighted and don’t see that they are killing home values (more traffic and cheap crappy neighborhoods) and schools which will drive people out.

Parish has too much control over Zachary’s future. It’ll be Zachary’s downfall. They have no incentive to help Zachary or it’s schools. Parish code is very lax and they made zero changes after flood. They have so many projects approved now in Zachary that I don’t know how a single traffic or flood study could be relied upon. It’ll all be different once the houses go up.

It’s not a dsld development. It’s developed by another and lots are promised to dsld to be built more upscale. Except they are not.

We looked at a neighborhood in Central years ago. The original homes were mostly custom built and nice. Dsld swooped in and bought most of the remaining available lots and the ones that were already owned went up for sale for 50 cents on the dollar. I'm sure the people that built in there originally lost their asses.

Must be talking about Woodstock. Those original custom homes owners got screwed even by one of "Central's" own who helped make that deal go down.

Part of the problem is the school board can have a say in these developments that are coming up outside the city limits but won't speak up. The Zachary city council doesn't have a say unless they are asked to provide water\sewage. The school board needs to get off it's arse and object to some of these developments where it makes sense.

Which was my first thought as well.

Jetson HAD been decommissioned but there are signs up now warning people about bringing contraband into a facility. Not sure what exactly it is now other than it isn’t a youth offender facility AFAIK.

Women prisoners are housed at Jetson after the flood damaged the facility they were housed in.

Yup, mere 1.6 miles to the old Carbon Black plant, the old closed Exide Battery recycling facility, and whatever that old landfill is back there. Right across 61 is that ratty building they store some sort of refinery by-product that is some dusty gray crap.

Also, a quarter mile to the railroad tracks that deliver all the lovely products to Exxon, Novalyte, Deltech, the Crude Tank Farm, etc.

Just 2 miles Northwest is Novalyte (pretty sure they make Lithium Ion batteries). Just 1.25 miles south is Clean Harbors. So, any west wind is going to make your days filled with lovely scents of industrial activity.

Why I google earth before I buy.

I love how developers keep getting approvals for these type developments in low elevation spots. not necessarily this one, as I'm not familiar.

But, all around the lower side of "Highland" Road, and/or other areas like Barringer Foreman, Denham/Central near Amite/Comite, etc..

Where developers bring in dirt, raise the elevation a mere ft or two max, and voila..it must be high enough for slab homes! Ignoring that the land sat unused for decades for a reason.

Or that others that have lived nearby for ages in these low lying areas, often are in Acadian homes sitting six ft above the land, and a few even drive over retaining wall ramped driveways to enter their compound..

These local authorities bury FEMA/NFIP in repetitive losses..and screw the national taxpayers.

It is the school boards job to educate children. It is not their job to try and dictate developement or impede it. I disagree with you 100% on this idea that they should intervene. On the flip side, do you want them engaging in the discussion when Walmart wants to build a second store in Zachary?

I don’t believe this can be annexed in as it sits. You have to have adjacent property that is in the city. I don’t even think it’s close. Miles away if I had to guess.
