Americana

I've seen some hate for Americana in here. I was always someone who personally did not buy into the concept working here. It's ultimate success is yet to be determined. But I would have never considered living there 5 years ago. I still do not want to live in that setting, but the idea is intriguing to me and the development is coming along nicely. I know the foodies will bag on this, but inside of Americana we have Walk-Ons, Lit Pizza and Bistro Byronz as of today. No its not the NOLA food scene but for Zachary it'll do.

I remember when Cypress, Texas was mostly 2 lanes with open ditches and pastureland.

Tell them bastards to make the streets wider than one lane.

I think this is by design. They don't want assholes cutting through River Ranch if they don't live there.

It seems like a nice development.

My hate for Americana is more centered around what you get for the price in terms of lot size and house quality.

Lots of complaints about the quality from that builder (Level Builders?) and you are paying a lot of money for a house with a yard the size of a postage stamp.

Americana is a nice development. I hate on it but it is true. The YMCA is very nice there. Thank God the Enquists are backing it. It is moving slow and I am not sure anyone else could make it happen like them. I would live there.

Yeah Americana is not really tailored to the existing population of Zachary. That’s why I never thought it was a great idea. Level is level. They are going to be better than your other tract builders like DR Horton imo. I don’t like that idea of having no yard either.

Yeah the money behind it has kept it going. Someone with less money and time could have made that a disaster.

It’s the southern end, in EBR, across HWY 964 from the old LTI. There’s a small portion that hits HWY 61.

I don’t remember if that land flooded. That’s still a very rural area but everyone expected it to develop.

Problem is that area retained a lot of water during heavy rain events...now we shall see how the changes will impact surrounding areas. My guess is with all new developments that remove areas of retention, the older residents downstream are being impacted.

They don't install retention ponds?
