Only five houses per acre? I mean who doesn’t love hearing their neighbors fart? With a big enough boat/camper/garbage shed you can shield out all the light from the backyard and won’t even need to mow.

River Ranch style must be the new trend in Louisiana because Scott announced a similar development recently.

No joke my last house was on a. 1/2 acre lot and that was too close for my liking.

As with everything, LA is about 20 years behind. This type of development has been common in other parts of the countries for a couple decades now - if not longer.

LA 965 intersects with US 61 in two locations, doesn't it?

Which one are they talking about? The intersection south of Zachary is probably more appropriate for suburban retail. The one north of Zachary near Thompson Creek is a little far out for 700 houses.

Willow Grove in Baton Rouge is very nice. I think the new Shoe Creek development in Central is by the same people too - and the land its on stayed dry in 2016.

This is going to be interesting.

Glad I sold my previous cookie cutter house and got a new one. There were already about 400 more homes expected to go up soon without this development.


964 already gets backed up due to 5PM traffic and this will make it that much worse.

Also not sure what will become of the old Jetson Correctional Institute right by where this will go, unless they are developing the actual Jetson land. Most people don’t want to live by a prison facility.

Pretty sure it will be by Jetson Center for Youth and not by Thompson Creek.

Only one end near Zachary and that is next to the prison.

If this is in Zachary school district, it will probably sell well.....but 964 needs to be widened. I'm not sure if it's included in part of the plan the mayor is trying to push.

The one north of Zachary is in East Feliciana parish, well out of Zachary city limits. So it will be by Jetson instead at the southern meeting of 61 and 964.

It is the southern one by LTI (or whatever it is called now).

Yep and Louisiana is still worried about banks and retail when that is moving more and more online. I am always shocked to see these developments with Retail as a center piece plus I see banks going up all over BR.

It is in the SD. Also, 964 was widened years ago and that was huge (lot less accidents). I'm sure economics kept them from 4 laneing it, but that would have been a good idea.

Pretty sure that is a different development going up just north of Church St.

There’s huge arse neighborhoods going up everywhere in Zachary right now.

Well its the northern portion of the southern intersection of 964x61. The northern intersection is in West Fel. You have to cross East Fel to get to it.

And you are right, the article has it wrong. It is definitely the southern intersection.
