The thing that would make the score that low would be not paying bills on time. Lack of credit isn't and issue with a couple of credit cards and a house.

I know that when I was in my twenties, I was having a lot of fun and sometimes I missed my bills and ran up my credit cards a bit. Nothing too bad, but it hurt my credit scores. I figured it out and haven't had an issue with my credit since.

Like others have said, hard to give great advice without more info.

First thing should be to start a budget. You'll just be back in the same place in 5 years if you don't find what behavior caused this and fix it.

Is the $50k in equity on the current value of the house? If so, selling that and maybe renting something cheap for a while might not be a bad option. Use some of the $50k to pay off high interest debt and as a nest egg. Put a chunk of it in something that is going to grow a bit but you can still access without penalties as a nest egg for your next house.

Do not pay off stuff you've financed at low interest rates if you can afford the payments comfortably. I grew up in a low-ish income household and was basically taught to pay off everything asap... keep the lump sum of cash if the payments aren't crippling.

What is your vehicle situation? If you have something with high MPG or electric (or can trade down into something where either applies without screwing yourself) ubering for some extra cash might be a way for you to pay down debt and stay in your house. If you have a gas guzzling vehicle you can't get out from under then this need not apply.

If you post the average of how you’ve spent your money over the past few months, and how much net income you’ve had, we can help find the money in your budget. If you’re making more now than 2 years ago, it’s likely you can afford your payments. The help is here if you want it.

You could also just do this question in Gemini or your favorite LLM and get decent options

Google "non profit housing counseling agencies near me", and talk to one of them. There are programs they might have to help you. Best of luck..

I support the roommate option. Post on Zillow and screen a guy. Legally, you can segregate all you want for a roommate as housing laws are different. Depending on your area, a queen sized bed provided in your furnished guest room, private guest bathroom, and decent location should be worth at least $700-900/month of gimme money.

That is pretty much bullshite

My credit score has been over 800 for as long as I can remember. 6 digit salary for over 20 years, never a late payment, pay off CC every month, just $70,000 left to go on current mortgage that is 10 years old, etc.

It dropped to 780, because I got a new AC and they were doing 2 years 0% financing. I pay the $18,000 outright for new AC, my credit score is still in 800s. My score drops because I am fiscally responsible leveraging 0% offers.

Credit score is the biggest made up crap ever.

Rent is going to be more than your mortgage payment OP. Back to square one of the mortgage.

If you don't want a roomate, then what are you going to do if you sell? Live with a roomate in a rental? again back to square one.

You are 27 and own a home, if you don't have a wife there's very little reason to not have a roomate if you can't afford your mortgage without one.

Also, side hustle's are easy as hell these days. Morning a week of Airport Uber ones, one Thursday a week of uber runs to the bar district. Etc. Make an extra $300-500/ month working 3-4 hours a week and all of a sudden your bills are much easier.

Depends on where you golf. I walk munis after work a couple times a week as a 3 handicap and spend $30 for several hours of exercise and entertainment. My clubs were initially expensive, but the tech has plateaued in the last couple decades that you can keep them for 15+ years if you take care of them. Going on 7 years for my Mizuno irons and 12+ years on my Ping driver and putter. After the initial investment, it can be a cheap hobby if you want it to be.

Now if you're an equipment addict, belong to a private club, or pound beers every weekend while paying Saturday rates, then it really starts adding up.

So on top of a likely gambling problem, you're neck deep in one of the most expensive hobbies in the world. And you were just posting about buying a whole home generator for the house you can't afford back in May 2026. You got a spending problem brother. You need to get serious about your finances to keep the house, or sell the house and rent a shitty apt so that you have the money to shave a few strokes off your handicap.

Get a roommate. Rent costs are astronomical right now, people will pay a bunch for a place to stay.

Probably near maxed out on credit cards for a score that low.

My score was 830 for maybe the last decade. I bought something on Amazon and it went to a CC that I kept but never followed. I finally realized I missed 2 payments of maybe $100 and my score dropped to 742 After a few months, it's back to around 790.
