Looking to move to BR

What are some up and coming neighborhoods I should look at for my first home purchase? I am looking in the $100,000 to $150,000 range. Thanks.

good luck with that... can't get a condo for that much anymore. You are going to have to live in the burbs for a house in a decent neighborhood for that price and it will still be very small.

And $150K won't get you much house here.

If by 'up and coming' you mean new development you are going to be in for a rude awakening. New construction retails for around 130 a square foot. So assuming you are looking to buy a 2000 square foot house, you'd be looking at $260K just to get started.

Not necessarily, but would like to be close. I am amzed that the housing market is so strong there. What are some of the better suburbs or should I just look tospend more?

I live in Geismar, so obviously I am biased.

Prairieville (next to Geismar), Gonzales, Zachary and Central would be my next choices.

You can definitely find something very good in the 150 to 190 range. I read in the thread that you would be willing to increase your price range. I would recommend that way over moving to the out skirts. traffic is a beast and gets old if you are working in town. What you will save in housing costs you will pay in driving time (time is money) and gas/auto costs.

In B.R. -- it's all about da neighborhood.

If you're want to save money, think about some of the mature/older burbs.

Sherwood Forest and Broadmoor. If ya look, you might could find something around $160K to $180K or so. You'll be happy in either one.

Shenandoah would have a little bit longer drive. Of course prices will vary per the quality of the older home.

Try craigslist. Click on the ones with photos.

Use the search function per the 'hood tips above.

I am sure I may offend some here, but these 2 areas, IMO are not good places to live anymore.

I'm not really offended by it, but I'll just point out that the continued prevalence of this type of attitude is one of the chief reasons BR is basically fricked.

From what I have seen, a certain type of folk have moved out of these once proud and nice neighborhoods and another type of folk have replaced them.

my maw maw lives in broadmoor, and its getting a little sketchy but not its by no means terrible.

These people are exxagerating a little bit. Broadmoor area can be had for $140k, easy. Most houses do cost more, but you can still find houses in the upper end of your range in "decent" neighborhoods in Baton Rouge, especially if youre willing to fix something up.

If you have patience, you can get an apartment while you look for a gem to pop up somewhere. I'm not sure if I'd define any area in Baton Rouge as "up and coming", but MidCity has some areas that have been improving over the past 10 years. The developments in the South side of the parish (that arent around Gardere) have been getting a lot of growth, but are out of your range. If you're in a hurry, Sherwood Forest/Broadmoor are going to have tons of houses available. These areas have been on a slow decline for the past 25 years. Or you can move to the suburbs and get a pretty inexpensive house in a quiet area on the north side of Central (or south side of Pride).

Check out listings online, if you see some that youre curious about, link them on this thread and we'll tell you if the area is ok or not.

What about those two Bluebonnet Highland subdivisions? Can you get a house there for $140-170k?

I was talking to a guy who owns 10 rental properties in the Garden District, Capital Heights, and Old Goodwood. He had someone who was transferring here to one of the bigger companies in BR look at his home and turn in the application. The morning of the signing of the lease, he got a call from the new tenant and said they found a home in Prairieville because they "heard" Capital Heights was not safe...
