Hard to read the plot map from the poor resolution in the image, but it looks like 55 or 65’ x 125’ lots.

Central learned from Zachary’s mistakes. No more than so many houses per acre, no permanent mobile homes, and restrictions on some other things.

There are some loop holes that have been found. When the last city council and mayor allowed the Shoe Creek development to go through, they immediately all got voted out in the next election.

One of the loop holes was retirement communities.

According the the business report article. Average lot size is 6250 sq ft. So from the 125’ measurement on the plot plan on page 2 you are looking at 50x125 lots. About .15 acre lots.

Just up the street from Leland College-Black college that closed in 1960. Grambling legendary football coach Eddie Robinson was a graduate. I knew a few old black men that went there as well. Cool place to check out. Been abandoned over 60 years on that end of Groom Road.

I'm involved in a rezoning issue in the south part of town. Here are some links to help voice your concerns.

- review the related meeting agenda
- attend the planning commission meeting and speak before the commissioners. You'll have to submit a "request to speak" form beforehand.
- fill out a Planning Commission Public Comment Form. Be sure to include the meeting agenda item# (2) and case number (PA-7-21). These comments become part of the public record and may help sway a vote or two.

FYI, the planning staff has already recommended approval of this project. Per this document this development has been on and off several times in recent years.

Wouldn’t be surprised if Lael Montgomery makes a run at it. And I wouldn’t be surprised if he won or came close given the demographics.

Zachary is also getting invaded by white liberals from the northeast. A lot of them transferred to Entergy’s nuclear plant after the company closed down their plants in Vermont, Massachusetts, and New York. Met quite a few when I lived in Copper Mill.

Supposedly the people responsible for shooting the IHOP work release guy were from Zachary.

Probably going to hear David McDavid bitch out judges for letting someone out on insanely low bail again.

I think the Zachary school district made a deal during the school district split to have a "zone of influence" much larger than the city limits. Hence why all these large neighborhoods right past Copper Mill are popping up. Out of the control of the city, but within the school district. Seems like a bad deal since the city has no say in any of the developments but end up on the hook for some services.

I can envision Montgomery running.

Regardless, those white liberal entergy folk aren't voting for Montgomery who was on record wanting to consider police positions be converted to social workers, etc.

Lael doesn't have a chance. He's rubbed a lot of people the wrong way, even black folk. Mayor Amhrein has his big arse house for sale right now. I wonder where he's going.

It’s called Section 8+

986 homes on 350 acres. Assume it’s only 2 people per home.

Then imagine it’s 3 per home.

Then imagine how big 350 acres is, for those of you that can.

Equals 986 homes, .36 acres each without roads.

I'll never understand the appeal of these new developments like this where all the houses are right on top of each other.

They look freakin miserable

I know a guy who lives in a neighborhood like that and it makes you claustrophobic just driving through it

The bottom line of all this , is the fact that local crooks like Amhrein sold out their home town, whilst lining their pockets. As someone who grew up in Zachary it has left a very bad taste in my mouth. And to whoever pulled 2010 census statistics, let’s just say those numbers have skewed in the wrong direction in the last ten years. When I was a kid you knew everybody you saw at Walmart. Now I can go to any business in Zachary and not know anybody from Adam. This is not exclusive to Zachary. The majority of adult Americans don’t recognize their hometown. DSLD and DR Horton , and companies alike , are laughing all the way to the bank. I hate it for my grandparents, who are too old to up and start over again.
