A proposed subdivision on Old Scenic Hwy. several miles outside of Zachary City Limits has caused some strife among the city’s leaders.

According to plans filed with the East Baton Rouge Planning Commission, developer D.R. Horton has proposed a 986 house subdivision on a 350 acre plot of land. The project would transform the rural area into a suburbia.

quote:

Scott said he is not necessarily concerned about the land being developed, rather his concern is the number of people potentially moving in. He estimates the homes would be largely filled with families looking to get into Zachary Schools. He said he worries the schools would become overcrowded.

“We understand the need to get out of EBR School to come to Zachary schools but when is enough, enough,” he said. “When do we get to the point where we say hey, we’re busting at the seams and you have to realize we can’t take any more students.”

I don't recall a 1,000 home development being proposed or built out all at once. Prices are sure to be higher than in the recent past due to lumber prices.

But since the whole thing is 350 acres, it's definitely going to be crammed in there, with houses sitting 15' apart. Hope the land isn't prone to flooding.

DR Horton tract homes are good for about 10 years before the neighborhood turns to rentals, the shite moves in and the neighborhood falls apart.

I'd expect to see a 1,000 home development in Houston or Dallas, but not the Baton Rouge market.

Horton tends to go after the first time homebuyer, young families, and retirees. Typical national production builder like Pulte or Lennar. I think they have a few neighborhoods in southern Livingston that flooded in 2016.

The public schools will keep the homes relatively valuable at least.

I'm sure the homes will only use the highest quality materials with the best workers around.

Not even 0.33 acres per lot? And that’s not counting for the space needed for common areas and roads. So it’ll be more like 0.25 acres per lot?

Hell no! I’d like to fit a lawnmower in between houses and not smell my neighbors coffee when I’m in my living room.

Is Horton facing the same material shortages as other builders?

1,000 homes seems pretty bold when there's some pretty long lead times for windows and doors. But good for them either way.

If this is where I think it is, this is pretty much at the gates of the women’s prison.

Depending on the quality of people in that development, it may make visiting day go easier.

1000 homes on 350 acres? That's ridiculous. Is there no stormwater management there? And people think all this flooding is because of climate change.
