re: Heat pump vs electric HVAC

Piling on to the above...
- gas heat is the most efficient, but since you didn't list as an option it's out.
- a heat pump just transfers heat from outside to inside (where an air conditioner moves heat from indoors to outdoors). Remember that traditional air conditioners are just one-way heat pumps. Since it's not generating heat this system does less work.
- resistive strip heaters directly convert electrical energy to heat. Simple but the most inefficient.

Greetings, and welcome to Tiger Droppings.
Might I suggest:
- consolidate your favorite songs into one thread, as has already been suggested;
- don't piss off everyone else on the board lest you get RA'd into oblivion.
If you want uncivil discourse, the OT Lounge is over there. >

The Advocate published a very complimentary article on you and your store mates in Wednesday's paper.

At 17301 Jefferson Highway, a 500-square-foot space is shared by three local businesses: Crumb and Get It sells desserts, Next Chapter Coffee Company sells specialty coffee and Blue Rabbit Bakehouse owns the overall space and sells sourdough bread.

Bread maker Matthew Bolton opened Blue Rabbit Bakehouse in 2024, named after the rabbits at his family farm in East Feliciana Parish that kept getting into the blueberry bushes.
“Everything I make is sourdough bread,” Bolton said. “Most of my flour I fresh mill, so it’s all ancient grain wheat — Ancient grain, heritage heirloom grains that I mill myself.”

That's an older speech, but it still rings true.
And to his last point, it's not ignorance; it's arrogance. The same arrogance we see over here from our self-anointed leaders who "know what's best."

Elton John resurrected Sedaka’s career as I recall.
I *think* his career rebirth started when The Captain & Tenille rerecorded his song 'Love Will Keep Us Together'. That was followed shortly by the duet with Elton John on 'Bad Blood'.
All of this was many moons ago. RIP Neil.

Additional info to better define my boundaries and constraints:
- I own this property (3+ acres) outright. No HOA and no restrictions.
- Need 4 BR, 3 baths. Everything else is negotiable.
- Budget hard limit is $600k, and that includes utilities (water, gas & sewer)
I seem to be in a zone above the typical tract home but well below the $1M+ custom builds by Manchac Homes, Craft and the like.
Well versed in the good/fast/cheap paradigm. A well-built home using quality materials is my priority; not in a hurry and I hope my budget resolves the 'cheap' factor.
If you know builders in the BR area who might fit my niche, I'd appreciate some leads.

I was hoping for better feedback than this, but this seems to be the norm nowadays. I'm fighting with a roofer and a metal building contractor to finish and start their respective projects. How some of these MF's stay in business is beyond me.
Anyways, we are looking at an "upper end" home plan from Manuel, built on property I already own. Listed pricing on their website is $180/sq ft (+/-), which is a tad lower than the going rate for standard finish/features I think ($200/ft?).
I'll still go to their sales pitch, but armed with the information in this thread I'm not impressed.
Side question - does there exist a home builder who isn't a pathological liar or scam artist? Do what you said you'd do, and charge a fair price. Changes and add-on's are on me. Is that really too much to ask for?

Going to their dog & pony show tomorrow night. Prices are very attractive (almost too good to be true), wondering if they are legit or a gussied-up version of DR Horton.

But to your question - many, many pounds of jet fuel. Maybe she gets the cargo rate discount :dunno:.
