Grew up on Newell St. that’s about the only area of Zachary I can even recognize these days

Her Royal Highness Queen Chauna Banks is on the planning commission. In the last meeting she went on a rant about the lack of development in her district (north BR and Baker) while voting on a zoning request in south BR.

Since this development is in her district, she should be pleased as punch. But knowing her, she'll complain about overdevelopment and gentrification.

We just looked at a 1500 home development in Denton County (DFW). They are all over the place 500-1000ish development in the middle of basically farming areas.

I currently live here.

I took the Wikipedia 2000 census numbers. 2010 census for city limits is 47% black. For the 70791 zip code it seems to be 37% black.

Not sure how that changes anything regarding this development.

The new location didn't flood in 2016. Also, a levee system has been built between Hunt and where LCIW was located prior to the flood.

You have to figure 50 acres of that 350 acres is going to be roads, drainage, etc., so that leaves 300 acres for 986 houses with lot sizes averaging 0.3 acres.

My god that sounds miserable.

Still not in her district.

They ARE apparently doing new development off Plank in Baker, though. I have no fricking idea WHY they would want to do so however.

Unfortunately, EBR doesn't require much common area. It is a big change they need to make to requirements. That and lot size.

Is this the land owned by Kizer Enterprises north of Groom that borders Training/correctional facility to its south (and a piece of Baker) and Baker to its east?

The geoportal map for EBR is slow for me right now and have to zoom in way to close to get property lines and boundaries, so i didn’t look much past their property.

Lots are way too small for what I’d be interested in. Trying to build on a 2 acre plot next year a bit farther from town.

Just found out that it might take a year to complete the house because of the extended lead time for some materials.

As someone who grew up in Baton Rouge and “escaped” after college, this thread tells me there is nowhere close to Baton Rouge that is worth living in.
