I’m sure most will be 3 bedroom 2 bath houses with a tiny yard and you can’t have a shed or a boat and will cost you at least $450,000.

I think it's sort of across from Cooper Mill.

There's two others going up a half mile from the women's prison though. Horton is doing one of them. Not sure about the other.

Honestly I don't think the prison is going to be a problem. The lack of nearby retail amenities and a narrow two lane feeder road will be.

Yeah, 964 is too damned clogged now from people commuting to and from BR.

Add another few hundred homes on a two lane road and it will need to be expanded to 4 lanes pretty damn quick.

The other ones that Horton has done in Zachary actually don't look that bad for a standard middle class family home. They are similar to what DLSD is building. They have a $250,000 teaser floor plan that no one buys. Most run around $300,000 - $375,000. I think they are mostly 4 bedroom homes with some 3 bedroom homes mixed in. All with 2 car garage and a narrow lot. They all look VERY similar.

I imagine the lumber prices will drive those costs up by 5-10%.

The DR Horton development is in the northeast quadrant of Groom and 964. The prison owns the land from Groom to Cypress Bayou. The development sort of across from Copper Mill is Windy Gladney's, Cheval Trails, that Alvarez is buying.

This is what an apartment complex looks like when all of the apartments are on the ground level. Baton Rouge is a hell hole for schools. We all know it. Zachary appears to be the next field for the locusts to take hold of, destroy, and move on from.

Who is doing the one across Old Scenic from the Groom rd intersection?

There is a least 4 different developments all tying into a two lane road (964) that already backs up around the school every morning. And I think two more subdivisions are wrapping up north of Highway 64.

Think its DR Horton as well.

There is simply no way should can happen without widening old scenic all the way to Hwy 64 (at minimum)

The only good thing about this development. It would provide function for that beautiful, wide sidewalk at the end of Groom that should have never been done and paid for.
