Zachary millage is a crap ton higher than EBRSB. I know they have good schools. That's interesting - maybe money does have something to do with it.

Overall you'll be paying around 25% more for a home. An example of a big difference is CATS.

Businesses are different. They may have exemptions etc such as what Together Baton Rouge is fussing over.

It has to. Look at any acreage for sale and it has "great timber investment". That alone is going to be hurt by GP closure. Then add to it employees losing jobs and selling homes in area all at same time.

Prop tax is about 25% higher mainly because of the school tax

This response isn’t directly related to you. The amount of jobs lost located in Zachary area is about 800. Being extremely conservative with the amount of people who live in Zachary occupying those jobs, I’d say they lose a net of 250 direct jobs and probably another 100 indirect jobs with multiple business closing over the course of this year and next.

The ripple effects of this won’t really be minimal until late next year.

Real estate- you can safely assume 200 or so people will have to downsize or move over the next year. Inventory in the Zachary area is already flushed and new construction is taken place. I remember reading recently about some new development that’s supposed to be built out over the next 10 years. You can bet that will probably not happen.

Now Zachary schools are a drawing point to the area. You’ll see more middle to lower class people move into the area and buy some of these houses for discounts. Property values will go down about 15% over the next two years. Schools in the area will decline over the next two years.

Pretty soon all the advantages you think you’d get from living there will no longer exist. I’m glad I never made the decision to move out there. Good luck to those people that did. I’d get out while you’re ahead.

Let's say half married. That's 1200 people total affected then let's say half of those have 1 kid. That's another 200 people. Maybe 1400 residents affected.

Once the spouse finds a job elsewhere families will follow. I'm guessing many of the spouses work as well.
