Christ, mine are $240 a month. That includes the normal pool and landscaping but also cover trash and water. Key piece is that it also covers our roof and the outside of our townhome.

Our HOA was "turned over to the residents" many years ago, and went to shite after it became voluntary for pool/lake access. Less than 50% pay in, then they raise price, then fewer people pay in, so they lower price and invite other subdivions without pools to join, but then they pay a discounted rate because they say "our dues don't help our property values so we shouldn't pay the full due" and it is basically falling into shambles.

My hoa voted to get rid of dues and just run it off the fines. With the fines we got from idiot fireworks shooters we bought new ars and got a side by side. Also got a case of handcuffs. Can’t wait to cuff some trick or treaters from poor neighborhoods this year at Halloween

That's reasonable for a Townhouse with amenities.

Not fun but reasonable.

I'm heading to that dynamic one day (god willing).

frick worrying about my gutters or roof when I'm old and/or travelling for a month.

I'm going to run out of time before I run out of money.

You may have all that stuff but I bet your hoa doesn’t have a “stop and frisk” policy on suspicious looking characters. You wouldn’t believe how much weed we find! Luckily the local sheriffs office is just a couple miles away so we don’t have to detain them long. Smoking of any kind is forbidden in the neighborhood unless you let your local hoa officer grab a plate!

We have very nominal dues -- $100 per year -- to maintain the signage and landscaping at the front of the subdivision and lights throughout. We have an architectural committee to approve any major additions or outbuildings. No one seems to have a problem with any of the decisions. The neighborhood is very small and everyone is very independent. If someone starts making noise about not being able to park your boat behind your house, others are quick to say "my boat, my property, leave me the hell alone". However, if there is a reallll problem with tall grass, dilapadated fences in the public view, old car in the driveway, dogs loose, etc., then you may get a pleasant visit asking if you need help with maintenance. Overall it has been a good thing. And dont worry -- you wont have to kill anyone to get on the committee...no one wants to do it.

In the Woodlands, all the "villages" got together and formed the Township. Now our HOA is actually part of the property tax. I really don't even know what the millage rate associated with the "HOA" type stuff is, but it ain't cheap.

I'm fine with it though. 100's of miles of multi use pathways, over 100 parks that are maintained, free events all the time, clean, etc.. Sure there are rules, but they are rules I agree with, so I'm happy they are enforced. I don't want to live down the street from a guy with 5' tall grass and a car on blocks with Christmas lights up in July. There's actually an app to file complaints :OTtriggered:

Gated communities generally have higher HOA due to being responsible for the streets in the community. Amenities usually dictate dues.

I once had a little girl on a tricycle riding on the sidewalk. That's against ordinance, so I pulled her over and told her to get her arse on the street. She started crying and resisting arrest so I tazed her. Age isn't an excuse for breaking the law.

HOA threads always bring out the trashy posters like moths to a flame, upset because they can’t park their boat in the front yard or park a ratty RV on the street or turn their back yard into an auto parts landfill.

I moved into a place where somehow the last 2 phases did not have to be part of the HOA. They came and asked me to join. I politely told them to piss off and parked my boat in the front yard like a boss.
