Mortgage company didn’t pay property taxes from escrow and property placed on auction list

This is more of a rant. Escrow accounts can be convenient but can also be problematic. I own a beach condo in Orange Beach and recently received a delinquent notice for my taxes stating my property would be placed for auction in March. First off, late by three months and auctioned? Seriously? I confirmed with a call to Baldwin County and apparently they don’t mess around. My taxes are supposed to be paid by Rocket Mortgage but apparently they screwed up. Long story short they issued payment in November for the wrong amount and it was returned to them. From there it gets really complicated and the amount due kept changing due to penalties and the wrong amount kept getting paid. Rocket Mortgage claimed they paid it but the only proof they could give me to provide the county was an escrow history that simply states “county tax payment made”. Obviously that is useless. After hours of calls the last two months with me yelling at robots that I really want to speak to a representative, people whose native languages are not English, and well meaning but useless people, I hadn’t resolved anything. Today I spent 53 minutes on the phone before they dropped my call and then another 105 minutes on my call back working through the robots again. I refused to hang up though and was finally able to get Baldwin County, Rocket Mortgage and I guess a third party tax payment services company called Core Logic on the call at the same time. Was finally worked out and I was given a UPS tracking number for a check being sent over night to Baldwin County.

No more escrow accounts for me.

I'm not completely sure how this mortgage/escrow thing works but every mortgage I ever had, held tax and insurance in escrow. I've not had one miss.

Maybe there's a way to opt out but it is convenient so you don't have to worry over a couple of checks per year.

Baldwin county wants their money NOW.

I hate mortgage companies. I dropped escrow when something similar happened. Not the failed payment but another issue which took me hours of my time over months to figure out. It was all bc they were lazy

shite, I think my daughter has a Rocket Mortgage. I’ll tell her to keep an eye out- that stinks!

I've never used one in my life and honestly don't see the point unless you're just really lazy.

-It makes your monthly note higher, sometimes quite a bit higher
-When the end of the year rolls around and it's time to pay property taxes, it takes 5 minutes worth of "work" but you've had 12 months worth of your own money in an interest earning account for you that you can use, as opposed to that money being managed by some other entity on your behalf.

Edit: but that sounds like Baldwin County needs a new tax assessor. Pretty tough on the taxpayers to have a system that's difficult to manage, user unfriendly, and seemingly draconian with the quickness it goes up for auction.

The mortgage company has a vested interest in making sure your taxes get paid or they risk losing the collateral that their mortage secures. You'd think they would be more diligent about it. We can check our taxes online here so not sure about where you live but I'd make it a habit of going online or calling each year to make sure they got paid or whatever works for you.

I've never understood it either. Not to say there aren't plenty out there that frankly it is just better to have someone do it for them, but if you are a reasonably competent person, it seems silly.

Generally not up to the borrower. The lender is going to insist on escrow unless they agree to waive it. Usually doesn’t happen unless you are putting a lot of money down and only financing a small percentage of the price.

Using Rocket Mortgage is problem number 1. This is why you had issues. Find a local company who actually cares to help you, not some national company where you talk to Habib for 2 hours.

Your house/condo etc is the collateral for the loan/mortgage you took out. They escrow your taxes and insurance to make sure they get paid so someone doesn't buy your taxes and take their "collateral" or the place doesn't burn down with no insurance and then there is no collateral left. Like someone else posted, escrow is usually mandatory unless you are putting down a chunk because the lender is wanting to make sure the "collateral" is secure until you pay it off.

I use a local bank with only a few branches for everything. Have a personal banker that I can call or text and get a quick response

Dont know why anybody would use a large globalist bank

I started with a local bank and Rocket Mortgage is company #4 that has owned this loan. It changes hands about every 2 years.

If you don't escrow you usually pay a higher percentage on your mortgage. Usually .25% more. You could pay less or a one time fee but those are rarer. Plus you have to put down 20% or more.

To people that are talking about using their "local" mortgage company or bank. In a vast majority of cases the servicer of your mortgage changes immediately. If you are using your local bank for your home mortgage you are most assuredly paying a higher rate.

But yes, always check to make sure your property taxes are paid ever year. With the millions of mortgages out there errors do happen.

Taxation (especially property) is theft and should be completely unconstitutional.

Used Quicken/Rocket for over a decade, never had any issues..... never had problems getting to real people that spoke native English.....paid off last mortgage 6 years ago... looks like things have really changed.

Local bank just sold our last mortgage off to a company that appears to be heavy into debt collection.... hoping for rates to drop a little more just to get away from them.
