I had a similar occurrence with insurance. Wrong amount paid, same crap. Insurance coverage lapsed, and then there was a flood, at which point I discovered I didn't have insurance.

I got pissed off just reading that. A similar thing happened to me a few years ago over $20. I'd have been going killdozer mode if my house had actually been auctioned over that.

Escrow is for poors who buy shite they can’t afford.

ZERO reason to have an escrow account.

They probably are the servicer of origin. I don't believe Rocket balance sheets any loans and does the normal warehouse>ABS asset flow. Meaning JPM, BoA, CS, etc probably always owned it.

If 90 days LATE is unreasonable, what would be a reasonable number of days to be late??

1. Property tax should be illegal. We all should protest throughout the entire country and demand to have it abolished.

I mortgaged through USAA, never a problem. Then they sold their non-VA mortgages to Mr. Cooper. Then Mr. Cooper just sold it to Rocket Mortgage.

You can only choose who you initially open your mortgage with. You have no choice on who it changes hands between after that.

Same here. The "national" banks have no concept that a lot of people in Texas (Houston) that have to pay MUD taxes, which are separate from property taxes, and may equal or exceed property taxes themselves.

Funny enough, my bank went along with it with 90% of the balance still outstanding. Took me like 5 minutes of effort a couple years ago.

I go a different route when a company is on phone defense on something so stupid and blantant.. I look up the top three or four executives and board members and skiptrace them. Then I start calling and relaying my issue.

Amazing how quick folks call back.

I had such an issue with Entergy where the problem tripping my circuit breakers was on their side of the box. And I had to pay the electrician to find this. I got the personal cell number of the Entergy New Orleans CEO and had two trucks repairing the problem on the pole that day,

Why did Baldwin country not just deposit the first check and left a balance on there?

I’m not here to defend big banks but rejecting the check is weird AF.

Mortgage companies issue one large check or electronic transfer and a list of the individual properties it is for. I guess either a credit is returned to the mortgage company or a physical check is sent for the properties that noted incorrect amounts.

I wrote a check and accidentally over paid on a property I own in Louisiana and the parish returned the check uncashed and I risked being late paying.

Rocket sold my mortgage but still services the payments. I take care of the taxes and insurance. That way I'm able to draw interest for 364 days.

I don't know how Alabama works exactly, but they weren't going to auction your home. The lien to your debt for property taxes is offered for sale, and it generally takes 3-5 years of unpaid property taxes for your home to be actually "auctioned".

When someone buys the lien to your debt or whatever its called, its just a small financial penalty to the debtor. Something like 5-10%.

The reason to use a large mortgage company is because you can find better deals sometimes than a local mom and pop.

They should deposit and then you can ask for a refund

If a client overpays my invoice I’m depositing it then letting them know

December rolls around and the parish property tax invoice shows up in my mailbox. I write them a check for the full amount and send it via snail mail because they charge some stupid high fee to pay online. Have always paid in full and not used the escrow route.

That was what I assumed and I stated to the person in the tax office, “I’m sure the tax auction notification was just to create a sense of urgency and that my property wouldn’t be listed on March 24th.” Her response was “it would be listed in the March 24th auction if the taxes are still owed”. Maybe she is incorrect but that is what she told me. I even joked that I need to see if there were any deals on other RM screw ups.
