Mountains.
Heh, I could have had a beach house. It had a LONG dock that was falling apart, an outside washer and dryer that were rusting away. Flood insurance that was insane. But yeah, the view was nice. Instead I built less than a mile away and have almost 40 acres and three lakes, my office looks over the largest. It was cheaper than the beach house, and WAY cheaper to maintain.
We also looked on a nearby barrier island. To hell with living in the middle of a bunch of tourists.
It doesn't have to be mountains, but give me a good piece of land to live on and privacy. That doesn't happen with beach houses.

The hurricane shutters, maintenance, insurance would make a beach frontage home only worth it if you were very, very wealthy.
Mountain home, you can always go to a beach. Frankly, all of the gators rolling out of the surf make a nice pool more inviting. Water ski, boating, fishing, on a lake.

If money wasn’t an issue I’d buy one of those mansions in Key Biscayne that overlook the bay to downtown Miami. Like the one that Frank Lopez owned in Scarface
Key Biscayne is basically it’s own island. If you can afford to live there, you don’t have to deal with any of the bullshite spring breakers and overcrowding issues that go along with Miami Beach.
