The sears houses were also complete kits. Not just the framing and exterior finish.

Did they literally contain everything? You just then hired labor to put them together?

Spend $30 to $50K on a lot. $97K on the dry-in kit, $15Kto $20K on lot clearing and foundation, $60K for interior finish, insulation, etc. Be at $200K and have a 1022 tiny house with no garage. What a deal!

And then....

that's actually the one I meant to post. But I couldn't remember the name of it.

There is a whole neighborhood of Sears houses in a town outside Chicago

As I recall, yes. All the millwork for inside, doors, trim, etc.

They were a complete kit. All parts coded so you knew where they went.

Shipped in boxcars.

Home Depot and Lowes are pushing more and more into home services like kitchen remodeling and roofing at very high costs. Trying to make things retail that aren’t by just having ridiculous margins.

How does water sewage and power work? Legit curious. You can’t find just a lot right?

you supply the lot and slab for it, they just deliver the walls and roof sections to you, and then you put it all together with a small cherry picker.

so its a kit, with 4 walls and a roof for $97k, dropped off on your lot, and the rest is up to you

This. Home depot is just taking advantage of the lazy people who don't want to do any leg work.

A decently smart individual with enough time could build a tiny home for 1/3 that price with some YouTube skills and $2000 in small tools from home depot. The vast majority of people just don't want to use their problem solving skills to do things like learn how to cut a birdsmouth.

I think they have a tiny house also for like $15k which I think is a decent deal.

For someone who isn't handy and wants to buy a small piece of rural getaway property, it's not a bad deal.

Perfect for my societal breakdown land. Or as a true man cave if you have enough space on your property.

Who would buy this? A metal building kit converted to a home would get you more space cheaper.

Understatement of the century.

24x60 galvanized poles, beams, tin, slab, and dirtwork...22k (just did this).

Framing materials exterior in 2x6, 1700.

Sheathed in 1in ply... 2500.

Now that I type it out, my wood shop is going to double as a hurricane shelter when I build it.

There’s a few Sears catalog homes in my neighborhood that were built in the 20’s bought right out of the catalog. They go for about $900k or so now

Just charging you for the middle man as they farm all that out to contractors.

We’ve gone full circle. Sears used to do this 100 years ago. Except the houses were better.

My wife and I built a barndominium 2 years ago. I sometimes wish we had gone simpler with something like this.

There was beautiful 2b/2b that would have been perfect.

That’s a terrible deal lol.

I’m at $90-$120 a foot for ADU shells in SoCal right now.
