SIAP: Looks like Baton Rouge is finally experiencing a bait n switch style neighborhood similar to cities like Houston who've experienced this before. The developer gives the illusion that all 120 plus homes will be single-family sold houses, then midstream they turn the whole thing into rental. I feel bad for the surrounding area homeowners.

Lots of those popping up around me, north Houston. A few are extremely nice, but most look like there will be abandoned Dodge Chargers in 3 months.

Theres a market to rent out neighborhoods like this and sell them to bigger private equity firms. Also, when houses are not selling and you still have to pay the continually rising interest on your loans you took out to develop the land, you need cashflow

This guy has other developments in BR and out in Zachary

I never thought this would be an actual thing but i have seen 4 separate articles about these

One was like 100 house subdivision that was all rentals

One acre or 100. The last private citizens to hold any kind of influence will be land owners.

People talk shite about HOAs, but it's nice having a no rent rule in your neighborhood keeping property values high.

Single family development was planned and single family homes were built. So if they were all sold to individuals and then they all rented them people would be ok?

Clearlake, the neighborhood adjacent to this development has houses in the $600k range and higher. Imagine going from having woods behind your house to having 1100 sq foot rentals. I've heard they connected the dead-end road shown below to the rental neighborhood also.

I agree with the concern, but its a slippery slope. Zoning only defines how you "use" your land, not how you "own" you land. A single-family residential rental with a 12 month lease is a single-family residential use (as opposed to short-term rentals, but that's another debate all together). If the government said you can't rent your property (within reason) that would clearly be an infringement of property rights.

That said, I hope there are solutions to fix this because I do think these developments make it harder (less supply) for middle class families to become homeowners.
