Never understood why Ruston built the Junior High all the way out on Tarbutton Rd. in the 1980's.
I would imagine eventually the city will build a new Junior High school, and sell that land for development around Bucee's

Go to google earth and look across Tarbutton from the middle school. 57 acres are already cleared and they need to buy another 23. If I was an adjoining landowner, I’d sell the additional 23 at a premium in a heartbeat.

ETA: I just checked the Lincoln Parish GIS map and that 57 acres and the adjoining 17 have been annexed into the city limits already. So Ruston does have the NW section of the exit already in their boundaries

That’s the best option for sure. The school board would make a considerable windfall from the sale as that whole area is about to explode.

Technically it’s less than a mile off of I20 to the north, but actually it’s on Farmerville Hwy.

Uh, yeah. They chose it because there's a shitload of people driving down I-20 and they got a good deal on the land. I don't think it's about the people of Ruston, whom I know well because I'm related to a ton of them.

Ruston...the little town that wants to be more important than it is. I've never understood just what gives them a reason to be so snooty.

Good for that area, the placement makes perfect sense off 20 between the Terrell and the Leeds, AL location. The economic impact of Buc-ee's on an area is well into the 9 figures annually, not to mention the area around them quickly being bought up for expansion for additional shopping and dining options. It's good to see Ronny continuing his positive impact on the area since he took office, between that and the expansion and development on LTU's campus, Ruston is quickly becoming an economic driver much needed with some of the flight and loss of jobs sustained in SBC and Monroe over the past decade.

It's just a gas station, but the economic impact that it gives is much needed in that part of the state with much of the economic news in that area from pulp wood prices to "Lumen" consolidations being negative recently.

I've not seen Buccees create development near them. It's a one stop kind of place and their business plan puts them just outside cities or towns where it will be an easy on and off the interstate. I'm trying, but I can't think of lots of developments that jumped up around a Buccees.

Terrel. There was nothing there before buccees.

ETA: looks like temple spurred some restaurant development as well

6-8 years ago the Buccees in Terral TX was about the only thing on that exit. Now there is like 3 hotels, a Lowes, a movie theater, a Longhorn Steakhouse, a Chick Fil A, a Whataburger, a Starbucks, a Canes, a Freddy's Burgers, and even more than that with new buildings still being built.

Natchitoches has a lot of history and some cool old houses,but not much else going on besides the college. Ruston wasn't even founded until around 1890 when the railroad went through, but it has a lot of money and is in a prime location. If I was looking for a weekend getaway I would pick Natchitoches. If I was looking for a place to live I would pick Ruston.

Elizabethwon, Denton, and Baytown have all seen additional developments popup once Buc-ees opened as well. Not to the extent of what happened in Terrel, but I'd say the majority of the ones I've been to all have had additional commercial spaces open up to grab some of the extra traffic now utilizing that exit. Spots that may have been looking to open along I-20, or franchise owners in adjacent areas with older spaces will look to the area. Though I did pass through Ruston during the holidays and that may be limited with the new spaces already coming up down the I-20 corridor there from Exit 84 down to the Farmerville Hwy exit. Anyone that may have been looking for expansion along that section of I-20 now has an exit they know will experience high traffic.

Until you realize there isn't shite to do there unless you are a college student. Have to drive to Monroe/Shreveport to eat at a good restaurant.

What century do y'all live in?

Ruston isnt some podunk country town where going to get mail at the post office is the highlight of the day. Mountain biking, parish park, north la expo center, la tech sport events, peach festival, sports complex, military museum, etc. You are 20 minute drive to either Lake Darboone for fishing and Lake Claiborne for skiing. There's plenty to do.

Now add a Buc-cees
