Austin burbs - Manor, Hutto, Georgetown

Interviewing with a company in Austin. Just looking at the real estate market makes me nervous. Although even Houston is getting crazy these days so I could sell my current home for a pretty penny. Even with the potential pay bump. Any folks live in Manor, Hutto, Georgetown? How good are the shools? The price for what you get looks to be a little better there. I wouldn't need anything crazy. Just 4 bed and around 2200-2700 sq ft. Probably would want to stay under 550K.

If you have to drive into the office, and the office is downtown, those are terrible places to live.

Make sure to look at recent solds vs current active/pending homes, when trying to determine options in your price range.
Where are you working?
Manor kind of sucks but is easiest into downtown Austin if that is a thing for you.
Georgetown is pretty well established and has good schools. Hutto has hippo statues

Georgetown is probably the nicest of those 3, but you are looking at a hefty commute.
Austin is building a rail line that will connect Manor to the city, but I don't know when that will be completed...sometime in the next 10-15 years?
Good luck finding a place with that square footage in that price range. The market may be cooling down in the next year...so keep that in mind. I think Austin real estate will continue to rise at a slower pace but the suburbs may flatten out, hopefully go down.

Where do you have to commute to and how often? Makes an enormous difference. If your work is semi-flexible then you’ll have great options. If you need to be in downtown 9-5 then prayers sent.

I recently moved from Cedar Park which is about 25 min from Austin. Really nice suburb of Austin definitely would look into it. Loved living close enough to visit Austin but not close enough to have to deal with that traffic and homeless problem every day

I'm over in Liberty Hill which still has the small town feel and great schools. Check out Cedar Park/Leander area as well. They have some good schools too. No matter what, $550k will be tuff.

Georgetown is heaven but it’s a long arse drive and it ain’t cheap. I’d probably retired there.

Georgetown is likely out. You’d likely have to be north of $625k to get what you’re looking for here. It’s gotten pricey here quick.
Not much difference between Manor and Hutto, but Hutto is at least close to 130 for faster access to things.

Georgetown is as liberal as Austin. They claim to have 100% "green electricity" which is bogus. So avoid.

In terms of value I think Kyle, TX is primed for huge growth. Seemingly a lot of land and pretty well built up infrastructure out there.

I'm hunting in Austin as well, though we're trying to stay in Austin proper. Prices seem to be crazy everywhere and while they aren't going down they seem to be flattening out.
For reference, our budget is $725k and we have been beaten multiple times on offers that went as high as $175k over asking.
