8 adults, 4-6 kids varying from 5 to teen.
Want to be on (preferable) or within walking distance to water.
Would like to kayak/canoe/fish. So rental would be nice
Want to be able to swim, cook out, have fires. Looking for a nice chill retreat.
A hot tub would be a nice amenity.
Some woods/ hiking trails/ outdoor activities would be nice. Doesn't have to be in mountains but at least some nice hills.
At least 4 bedrooms, nice common area to visit, all that jazz.
What are some areas you'd recommend looking at?
ETA this will probably be during summer
Okay Arkansas is out because we've got to stay closer to Selma for one person. So North Alabama, south tenessee...maybe western Georgia?

They may have houses on the reservoir at Broken Bow, OK. You can go down into the state park and kayak, paddle board, and fish for rainbow trout in the tail waters. The water is nice and cool even in the summer. You can rent party barges on the reservoir as well.

Parksville Lake is a great lake in Southeast TN with mountains, hiking, whitewater rafting on the Ocoee River. This marina rents cabins - some of which would fit your group size. I have a boat out there and you'll be hard pressed to find a better location. You can rent paddleboards, pontoon, etc. The cabins are not new and are not "luxurious" but the surrounds make up for it.

It is important to note that there are no houses actual on Lake Ouachita. National Forest borders the corps land.
Lake Hamilton, Greers Ferry and Beaver Lake will fit the criteria better for Arkansas.

Lake Catherine is a good option in that area also

How far is Pickwick?
It’s nice but not close enough to beat the convenience of False River IMO.

I have heard people say they enjoyed going to Lake Travis, don't know if that would fit all of your criteria but at least something to consider.

Had to change location due to someone (who isn't driving) complaining it was too far

Check out Center Hill Lake in central TN. I've only been there twice. Very hilly area the only negative is I don't think the houses are on the actual water either as said due to the corp owning the land or whatever. But there's definitely houses very close to the water.
Its a deep reservoir so a bonus in the summer is that the lake stays cooler.
There's a trout fishing and kayaking on the Caney Fork River which exits the damn.

Looking like this. Found a nice big house with a hot tub and a private pool. Close enough to the lake to walk. Should be great
