Imagine removing 30% of your home's value.

That’s not how home buying works.

If I can afford a $1M home, that’s what I’m willing to spend. I’m not going to settle for a $700K home when the price to build a $1.4M home drops to $1M. I’m still spending $1M.

Works the same for existing homes. The demand is still there, buyers will just have access to better homes.

I'd rather not open Federal land for housing development.

The demand for existing homes will only be there at a much lower price point

Kinda crazy that you don't understand this

Well, the dude said your home is not an investment. Therefore, I am not sure we are ready for this conversation.

My guess is in 10 years these sub divisions will look like rentals. And very well probably will be.

With the cheap materials used to build these "homes", they will be lucky if they don't rot away before the 30-year mortgage is paid.

Which will increase demand for those homes. Demand drives up market price, allowing for sellers to sell for more.

Well, im not surprised that you don’t understand supply and demand.

I’m also not surprised that you’re arguing for MORE government regulation. Typical Democrat.

I don't see how you can't understand this. It's bewildering that someone could be this myopic.

What home building regulations are federal?

Seriously didn't know any where. I thought they were all local. My father in law in rural rural Missouri didn't have to have a single permit to build his house. Fortunate that he's a mech engineer by trade so I expect his house to be square and not collapse but there isn't a single inspection required
Now if this applies to goods (lumber...gas stoves...a/c) then I can see some benefit but ..again what regulations are federal ? They should be state rights

If new houses come on the market for 30-40% less money, then existing home prices will go down correct?
You act like that’s a bad thing.

Home prices are hugely inflated right now. A correction is needed.

Agreed

I don't have a problem with it

But new construction costs aren't going to be cut 30% so this is all just a silly conversation anyway

You’ve never been able to understand the most basic concepts. Even something as simple as supply and demand.

And if the cost to build houses is significantly cheaper what happens to supply of housing inventory if you had to guess?

There aren't any builders building starter homes anymore. And why would they? They can get more bang for their buck by building bigger, fancier homes. They charge more than a McMansion because it's a "custom home"

And if there are builders doing this, the buyer usually turns around as quick as they can pulling out as much equity as possible to put towards their Pulte McMansion.

My dad was one of those builders constantly building quality starter homes for first time buyers. He built them with as little profit margin as possible. Maybe 5-10%.

I can only think of 2 or 3 buyers who stayed in those homes more than 2 years.

No, no, noooo! Haven't you paid attention to the science? Exhausting toxic and irritant ammonia into the atmosphere is totally green!

Or, stop overspending, and watch inflation reverse.

My, that was easy

You can spend 1 mil on a new home, and it be comparable to a 1.3 mil home built before the deregulation.

This isn't hard.

Which would of course cause a complete housing crash leaving many new buyers underwater on their mortgage

How so? Trump has already stated that there will be a mass roundup of illegals and they will be deported. This will in return make more homes a valuable.
