50 year mortgages won't even save people money. It just means more money for the banks.

Does he not understand how loans and principles etc work? Adding another 20 years is only going to reduce payment amounts like 10% and just adds on 20 years of payments, making housing even more expensive.

You're just paying less principle and more interest.

You will own nothing and be happy.

I would imagine that Trump knows more about how loans and principles etc work than all of the people here combined (you and I included).

That's what all loans mean. If I cannot qualify for 30 year loan payment at my current income, I can't buy the house. All borrowers should plan to pay extra each month. A 400K loan at 6.5% has the following payments. No down payment, no taxes, no pmi, no insurance. Only principal and interest.

50 Year Term --- 2254
30 Year Term --- 2528
15 Year Term --- 3484

Going from a 30 to 50 year term would decrease the payment by 10% and might allow people to qualify for the loan. Once you get the loan, pay the 30 year payment and the loan will pay off in 30 years. I've only financed one loan at 30 years. The others have all been 15. On all my loans (cars included) I pay more than the minimum payment.

The point of 50 year mortgage is to get people to qualify for the loan. 50 year payment (Principal and interest only) is 10-11% less than 30 year payment. 400K at 6.5% payment (principal and int only) is 2528. 50 year is 2254. Once you qualify and get the loan, pay the 30 year payment and the loan will pay off in 30 years. If something negative occurs in the future, you can skip paying the extra for a while. You will likely have to pay a bit more interest on the 50 year as opposed to the 30 year, but you got the house. If trend remains the same, that 400K home will appreciate around 3% per year. That an equity increase of 12K each year, something you're not getting when you rent.

Did the OP bitch about Biden admin doing nothing as wall.street firms were buying SFR homes out from under individuals?

I’m not reading 20 pages. But I’m going to take a wild guess by looking at your downvotes. There was a lot of defending Trump, maybe even some saying 50 year mortgages would be good because more people could “buy”. But definitely a lot of Trump dicksucking. Just a wild guess, I could be way off!

We are at a birth rate crisis. If young people cant afford houses in safe neighborhoods, they wont have kids.

Eventually the problem would take care of itself naturally and it would cycle back...but nobody is willing to endure any pain for the sake of later generations, so in order to have enough people paying social security and buying stuff, we need to import people to replace the whites who arent having children....and subsidize their living costs with printed money

"Principled conservatives" are perfectly fine with subsidizing agriculture(in order to keep grocery prices from adequately reflecting inflation), subsidizing banking, subsidizing education, etc. They wont subsidize something that will lower their wealth.
