but building on this exodus with heavy construction of housing could make a massive impact ,

I wonder which age group of people this would affect the most....

Also its sad how its the feeble old boomers who get so mad and throw out juvenile insults in threads like this.

Speak for yourself. It’s one of many investments, but an investment indeed. There’s a reason it mostly appreciates.

Because boomers overwhemingly held the most political power then and had the most to lose if banks had failed, mortgages loans were called and the stock market crashed (aka a massive market correction).

Boomers are less than 30% of the electorate. In 2008, it would have been more than that but less than 40%.

Today, there are about twice as many millennials + Gen-X'ers than Boomers, but magically Boomers still hold all the power? You're making an argument that millennials are retarded, not that boomers are thieves.

Instead we decided at that very moment that wed always intervene to make sure the economy "grow" by printing as much money as necessary to punt the problem to tomorrow.

You/your generation did that more than mine.

If you have any money in any investments then you would suffer across the board from a deteriorating financial situation on major home lower evaluations. If you don’t have any money invested then your home will likely be the biggest asset you will have. If you have no money invested and don’t own a home then you may have a point but thanks for contributing to societies worthless percentages of people that relishes everyone else’s demise so they can pay less rent.

Why do you tards act like someone will be in a loan for 50yrs

In your sell-buy constantly scenario, if you're not getting equity what's the point?

And then, the crucial question, is how you get that equity so quickly to make the early sale +EV?

ETA: my prediction is you'll argue irrational appreciation is efficient.

And if values go up every year 3% on average and they saty in homes for 7yrs on a 500k home thats a 100k in equity regardless of them paying any principle

If they buy with FHA as every 1st homebuyer should they can streamline to a 30yr in 6mnths without needing income

So they get the home and go to a 30yr in 6mnths. No one is sitting in 1 home loan for 50yrs

Millennials and Xers are still working and are more adaptable. Im a homeowner and I think my neighbors having MORE OPTIONS and lower prices to buy houses is a good thing, even if it hurts my own home equity

What's sad is that you are so stupid that you can't see that for all of your childish whining about how Boomers supposedly influenced public policy at the expense of other age groups, all you're arguing for is doing the same thing.

You're just as selfish and self-centered as you claim they are.

I'd have respect for you if you owned it; if you said, "The Boomers arranged things for their benefit, now it's time for people my age to do the same thing."

But instead you cry like a victim. A little bitch.

What a weak arse pussy.

You are too.

All you're arguing for is for your generation to be the next one that arranges things just for you and your benefit.

You are Boomer.

Building more affordable homes will help no doubt. That will not necessarily bring down home values. Nicer neighborhoods will keep their home values. In fact they will probably go up. Will building homes in West Katy affect the more established homes in Houston? Not likely. It will just mean that less flush buyers will need to move further out.

No not at all do I think that younger generation is mostly bums as you sayas I have 4 accomplished children under 35 who don’t have a single worthless friend among them. What people do notice is people complaining it’s not fair and times are tough, you seem proudly fond in pushing that narrative.
