They earned they can spend it. That’s not selfish. They should enjoy what they worked hard for. My parents just retired and started traveling the world. Good for them. They owe me nothing. I probably owe them a penny or 2.

Parents should go ahead and gift adult children their real estate.
The children should then put the real estate into an irrevocable trust for the parents which doesn’t dissolve until their deaths. This will protect mom’s home from the childrens’ debt collectors, divorces, etc.
Doing this early on also protects properties from medicare should mom/dad need to live in an assisted living facility or home for which medicare helps pay.
