I would spend most of it on something on the water in SW Florida and the rest on a cabin on a trout stream in Colorado, Montana, Michigan (lots of cheap land) or wherever I found a good deal.

One million probably wouldn't be enough.

This. Plus Madison or South Catahoula, and I'd mix farmland and woods/conservation land.

Down payment only cause a Million is only gonna buy 250 acres or so.

Since this is just a fantasy anyway, I can describe it exactly like I'd buy it.

I'd find a tract in SW LA right at the edge of the rice fields and marsh. I'd split it 70% ricefield and 30% marsh. (Ain't got any interest in antlered animals, can you guess?)

I've got a couple of chairs very similar to those, but my river is a little wider, slower and quite a bit browner. No mountains in the though, just some cypress trees.

And no snow. Pretty much ever.
