Would you spend a decent chunk of $$$ buying a camp in Cocodrie/ Dulac????

Knowing that area is in a bad spot with losing marsh and future does not look promising ????

Only way I would buy a camp in that area or grand isle/fourchon would be if I found an absolute steal on one

It’s not if but when as far as having to rebuild everything from scratch when the next hurricane comes

Friend of mine just bought a camp in Dylan a couple of years ago. I believe he bought the camp but just renting the land. Lost camp and pier this past year in a hurricane.

it would have to be a very well protected area with lots of surrounding land to even think about it

look at it this way, anything remotely live in usable condition, even in rough condition, will cost as much, and most likely a lot more than buying a floating camp barge with generator and tow it wherever you want it. you can move it as land around it gets eroded, the fishing gets worse and you move to a better area, or just to get it out of the way of hurricanes.

look at this one selling for $60k

Floating camp set upon a 25'x45'x4' raked bow steel barge. 2BR, 1 bath with step in shower, walk-in storage closet, Central A/C & heat. 12.5kw Onan diesel genset, spud towers, compartmentalize storage within barge, sanitation system, shore power cable, Direct TV capable, 42" flat screen LG TV, microwave, gas stove, icebox. Easy to move around with outboards

I wouldn’t buy anywhere down there with the intensity of storms the last couple years, inability to get insurance, and eroding marsh. If I were looking for a place, I’d Lease some land, put up a bigass RV cover and pull in a travel trailer. Make the cover big enough to include a porch/outdoor kitchen area to hang out, and build out a shed.

Buy in the Levee protection area is all I got…

I grew up in Dulac and even I’m not rebuilding our home that was destroyed.

Generally you’re right, but the past two storms were significantly worse inside the levee compared to outside the levee.

Beta had 4-5 ft of water and Ida had 7-9 ft INSIDE the levee.

I have a real “camp” in Grand Isle that was lucky enough to survive Ida with moderate damage, but I am amazed at the people that spend $500k plus for places in Grand Isle and similar places. With insurance costs and the frequency/ferocity of hurricanes the last few years it seems like it’s just a matter of time. I love the coast but it’s getting tougher and tougher to justify the investment.

I would buy/build in Dularge before both of them.

Very healthy Marsh between Dularge and Morgan City. The land loss in that area isn't as bad as Cocodrie/Dularge/Montegut. You can also fish freshwater from Dularge if that's your thing.

There's some nice ones. If you could get a decent lot that includes the batture that's what I would do.

Once the freshwater diversion messes up the fishing in a lot of areas there will be a lot of people wishing they had a place in Cocodrie/Dulac.

My grandparents bought a camp in the early 90s in GI . Ida took it away and it sucks but the thing I noticed is the camps built to code are unscathed from a strong cat 4 direct hit so if I had the coin I would build a camp down there

True, my buddy finished his camp 2 months before Ida, the walls on his storage room downstairs had a little damage but not even enough to file an insurance claim.
