Might be a nice spot for my help. I'll send this to them and see what they think.

That’s a nice place, but I would need a little more dirt to ride around on for that price.

They finally came to the realization that duck hunting has gone to shite in South Louisiana.

These listings tell me duck hunting’s gone to shite and the cost of mitigation to explore for these minerals is too boocoo. The juice ain’t worth the squeeze.

Not sure of recently, but historically this place had ducks when everywhere else didn't. I don't have a clue if the O&G revenue makes it a remotely appropriate price though. Lodge has about 18 bathrooms, multiple kitchens, and is first class all-around. I used to stay there when I worked on a few projects on the property. Staying in that lodge on that place by myself for multiple nights was something else.

Subtle brag...Only 5% lower than asking? Im sure they will accept your gracious offer of $16,150,000.

I'm sure you meant 95% OFF asking price...still $850k. Can't hide money. Lol

Bill Dore owns that and doesn’t care if it sells, we lease 10 blinds and it’s very productive.
Neighbor across the street spray foamed the bottom of that camp when they had a moister problem.

It pretty much gone to shite every where - People bitching up and down both the Miss and Central Flyways. Numbers are down big time and habitat conditions are just ok

The only places that consistently kill are big private clubs that work their arse off

Speckle bellies are next to go to shite if Ark keeps letting them guys hunt for 75 days with a 3 person limit

I would like to know how much the insurance on that place would cost, if you could even get insurance

It still holds pretty good numbers. We hunt with an outfitter that has property close to this place and it produces when everywhere else is doing bad. With that being said, there is no way I would be throwing this kind of frick you money at a place like this in this location. I would much rather spend it on something in Arkansas where you could get ducks and deer and less chance of getting wiped out by a hurricane.
